REAL ESTATE. “Small Fixtures Offer Solution of Guest Lavatory Problem Can Be Installed in Closet or Limited Space Without Overcrowding By LAWRENCE CROLIUS. Have you ever noticed how few houses, including even the most modern ones, are equipped with that fmportant guest convenience, the downstairs lavatory or a small pow- der room? Lack of space is the ob- ‘vious excuse for omitting this nicety In most cases, but it would seem to ws that it would be possible for * many an unused storage space under the main stairs, or possibly a small but convenient closet to be con- Verted to this valuable purpose. Possibly you have already thought ' of eonverting one of those spaces into a little lavatory, but have been stopped in your tracks because of the size of the plumbing fixture available at that time. After all, Yyou can’t cram an ordinary-sized Iavatory into a little room and have NEW GRASSLANDS HOME—Mr. and Mrs. C. O, ing at 4324 Forty-third street N.W. from Meadowbrook, Inc., builders. But now you can get a fine little lavatory which will fit into an unusually small space and provide the same facilities that one of its larger brothers ordinarily ‘would. Designed especially for use in small bathrooms and other com- pact locations, this new lavatory is made of vitreous china of high qual- ity and juts out from the wall only 14 inches. It has its valves and spout in a convenient location on a so-called splash back which is 5 inches high, and up on top you will find one of those handy raised shelves for soap and other toilet articles. The shelf is 4 inches wide, €0 that you have ample room for other guest conveniences in powder boxes or glass bottles. This handy fixture is being made in two sizes, 20 by 14 inches and 26 by 14 inches, and may be had in a wide variety of attractive colors, You can also have your choice of quite a few different styles of chro- mium-plated legs, and if you want to do the thing up right you can also have two towel bars provided on the of hot galvanized copper bearing steel. edging are provided with connect- ing pins like the ones used on minia- ture train tracks, which not only simplify the original installation but maintain the proper alignment after it has been put in place. The ends of each section of Steel stakes are provided at 3-foot intervals along the curbing to sup- port the sections in the ground, and all that has to be done to make the installation is to cut out the ground where the edging is to run, drive in the stakes, then fill and tamp in the earth along the metal strip. Because the surface of the edging is bright, particularly the zinc alloy, you can rub it up from time to time and provide the driveway with a re- flecting border which will shine brilliantly when strike it. car headlights * X x X If you would like to know the names of the manufacturers of the products described in this column Jjust cut the column out and send it to Lawrence Crolius, 51 East Sixty- seventh street, New York, N. Not only does the grass suffer, but oftentimes a fine flower bed or a valuable tree will be run over or into by a meandering driver. Owners tired of these antics are now installing a clever new type of curbing made of light steel which provides a sturdy edging for the protection of grass and shrubbery. Not only does this curbing prevent 8 car from running off the drive- way, but it gives the driver some- thing to go by besides the vague outline of the edge of the valuable | lawn. ‘The edging comes in rolled sec- tions of a unique shape and is easily Installed with only a hammer to drive it into the earth the required distance. The shape gives the steel & large amount of stiffness and strength, but it can be bent into as small as an 18-inch radius for going around curves and following the contour of the road. For ordinary | use the curbing is 4 inches high, but if you should want deeper edging it can be had in a 7-inch height. It 4s made in 12-foot stock lengths of either & hard zinc alloy, which will resist corrosion most effectively, or F. H. A. We believe that being forewarned is forearmed—and offer a few sug- gestions to the young men and women who are marrying soon and are picking out their future homes this month. All the things we have mentioned from time to time in the way of location, utilities and facili- ties are important to the smooth running of your home which will go a long way to insure future happi- ness. Today good housekeeping is not an end in itself. You will be a good housekeeper because a well- run house simplifies existence and is the firm foundation for a pleasant, active life. Though you may intend to be a model of domesticity you are not planning to spend your days in the routine of running a house. You see yourself doing the pretty things as well—such as arranging flowers and serving tea on the ter- Tace as the afternoons get warmer. But unless you organize the basic routine of your household and get acquainted with the services your neighborhood offers you will be more likely to be spending your time quarreling with the merchants for forgetting the chops for dinner and remembering too late that the laun- dryman won't deliver your hus- band’s dress shirt in time for that important dinner because he de- livers in your area on Thursdays instead of Tuesdays. Get Acquainted in Shops. If you are planning to continue your job after the wedding or you have many outside interests it is doubly important that you run your house so that it will not be running you. Before you can set your house- hold running you must see that all arrangements for smooth sailing are e e e ELECTRICAL FIXTURES At Lowest Prices! If you have located in a good shopping center—as most smart young things do—take a day off and with your most attractive hat and a pad and pencil go out to get ac- quainted with the merchants in the neighborhood. “Go to market” and look over the refrigerating facilities, the quality and prices of the fruit possible to buy your meats at the same shop it will be most convenient, but by all means get a good butcher to serve you. He has your successful future in the palm of his hand. Explain to him that your family is small, that your food budget is limited, that you don’t know & steak from a chop until it'comes to the table with parsley and ask for his advice and counsel, At the bakeshop do the same thing. Find out the specialties and the days they are offered. Find out about deliveries and make arrange- ments for bills to be rendered. In other words, get acquainted—inform the stores of your household needs . and your standards of living and see which one can serve you best. While you are at it pick out a florist that can deliver fresh flowers on short notice, and unless you are prepared to read the back of your husband’s morning paper, have two morning papers delivered. Planning Saves Time. Plan your housework and its equipment. This you will have to do yourself as no one ever gave a good broom and a dry mop to a bride. Once you have a cleaning closet well stocked you will feel that you are ready for anything. But don’t become so intrigued with cleaning that you spend all day at it and the next day in bed getting over it. The average six-room house can be put in shape and kept in shape by one woman in two hours a day if she plans her week. One day's real cleaning with vacuum cleaner and attachments and a daily going over will keep any household for two spick-and-span. Fifteen min- utes on the telephone immediately after breakfast will have all the day’s necessities started in your di- rection and by 10:30 the “top of the morning” has gone into the house and the rest of the day is “for your- self.” Half the joy you will get out of your first housekeeping depends in arranging the machinery of every- day living as simply as possible, so that you will be free for fun the rest of the time. Builders, realtors and city planners have had this in mind in planning attractive living com- munities within convenient distance of shopping centers, bus or car con- nections, theaters, schools and churches. This is good co-ordinated living and planning and takes much of the burden of routine duties off and vegetables displayed. If it is your shoulders. 350 FT.
