Cc—4 GERMANY I ADST OF BULDI BOOM Resultant Factory Employ- ment Cited in Survey by U. S. Observer. What new home building, when it attains normal volume, will mean to American industry can be seen vividly enough by any one who takes a look at what it 45 meaning right now to factory employment in Germany, sac- cording to Herbert U. Nelson, sec- retary of the National Association of Real Estate Boards, who is studying housing conditions in Europe. “Every little brick yard, every mill- work plant and carpenter shop, seems to be working overtime,” Nelson re- ports. “Driving from Bonn into Southern Germany following the Rhine, I have just been seeing scores of huge plants manufacturing briquets, tiles, cement blocks, which are much used here in building. All of the plants are working full force, and their yards are piled high with huge reserves of materials. North, center and south, there seems to be almost more homes going up proportionately in the smaller towns and on the farms than in the big cities. The re- sultant employment of the building trades and affiliated lines has spread throughout the country. “To equal the German activity we should have to build proportionately about 700,000 family units every year for the next five years. This is more by a heavy fraction than we have ever averaged for any five-year period. In June, the biggest building month | we had then had for five years, we| built in the principal cities of the country some 17,400 new residential | units, according to Labor Bureau figures. In June of last year the| number was less than 4,800. That difference, small in total, already has | been enough to turn important | building material companies from the | red to the black, and to start people to studying the question of how skilled workmen may be shifted to areas where they are needed as em- ployment accelerates. In our five years of most active residential con- struction (1923-1927 inclusive) we produced in 257 cities of larger popu- Jation an average of about 450,000 family units a year. , “New housing in Germany appears to be reaching the families it should reach to be socially most useful. Probably the largest portion of the building is for families whose income is from $50 to $75 a month. “Germany takes thought as we do, of the question of how much of the family income can safely go into paying for a home. But while studies now going on of American cities show | families of income around $1,000 pay- ing 20 per cent of this for rent,| German practice holds that it is not prudent to let any such family make commitments of more than one-sixth | of their income for housing, and | many of their contracts for new| houses, whether for rent or pur-| chase, take only about one-eighth | of the family's income.” “Building (Continued From First Page.) * for 32 one-family dwellings and three amall apartments. | The largest private permit of the | period was granted J. B. Earnshaw, 1105 Eleventh street southeast, for | erection of two apartments in the | 700 block of Twelfth street southeast at a cost of $30,000. George T.
