Still, the saying that any one who| renders a needful service will be re- warded and that the amount of his re- ward will measure his service is no- where more true than in the field of real estate. The fact is, nearly all the casualtics among real estate men have resulted from a lack of real understand- ing by the unfortunates of the nature [ and possibilities of the things they were trying to do. If you can find enjoyment in doing every day the things which are the plain duties of a realtor, you will be happy. If you do them well, you will be a success. Nowhere is the need for specialization more strongly apparent than in the handling of real estate. Think of the complicated character and manifold uses of property today and you will realize it is impossible for a man to excel in all fields, A distinction must be made between city and country property. Country property may be subdivided into large farms and ranches, small farms and suburban farms, referring to those in the environs of growing cities, which, because of the approach of urban de- velopment, -are constantly undergoing changes of value through prospective changes in use. City property is a field in which there are many suborders. Recalling that the use of land in the city is threefold— commercial, industrial and residential— it is apparent that there is need for selecting a specific fleld to which your efforts may be devoted if a good piece of work is to be done. Leadership a Help. If, as a realtor, you are Interested in urban real estate, you should be the leader in every activity that has to do with the physical development of your city. City planning has been defined as “the art of exercising such foresight as will promote the orderly and sightly development of a city and its environs, with due regard for health, amenity and convenience and for its commer- cial and industrial advancement.” You shnfl% hold y;znuxszll lccol:l;tlble for your influence e people of your communWm that it is necessary to make a great plan, a great diagram, toward which the city can be built.
