Ovwners of small office buildings with ground floor space for two or more businesses, such as drug stores, cigar stands and the like, will find | new opportunity to convert, improve, or repair their property though the provisions of the Federal Housing Ad- ministration’s amended modernization | credit plan. | Modernization credit in amounts up } to $50,000 are now available at pri- | vate lending institutions approved by the Federal Housing Administration for the purpose of modernizing office | buildings, hotels, business or other commercial buildings, hospitals, or- | phanages, colleges, schools or manu- | facturing or industrial plants. Thousands Need Repalr. | An exhaustive survey of the country has shown that there are scores of thousands of commercial establish- | ments in urgent need, not only of | structural repair and changes to bring | them up to par, but of re-equipment, for such concerns to keep abreast the competitive developments in their re- | spective fields. | An outstanding feature to the | amended modernization plan which | will be of great interest to smafl office building owners is the belief that much, if not all, of the modernization work and re-equipment to be fostered | under the $50,000 extension of credit limitation will actually produce the income to liquidate the debt incurred | in its purchase. Therefore, the eco-| nomic value of the work to be done {n each instance becomes of great im- portance in a credit decision. Through this new channel of credit the small commercial building owner may convert outmoded and deterior- sting property into modern, efficient and income-producing assets. Actual cases that have been report- ed to the Housing Administration ehow that such modernization, in many cases, has produced definite | profit increases, both to the owner of the building as well as to tenants who rent business spaces.
