URGES BUILDERS T0 SPARE TREES Nolen, Park Commission Di- rector, Cites Value to Home Sites. The need for real estate operators tnh Washington and vicinity to make an intelligent effort to conserve as many trees as possible in their devel- opments was cited today by John Nolen, jr, director of planning of the National Capital Park and Plan- ning Commission. “I am in full agreement with the position of Capt. Hugh P. Oram, exec- utive officer of the District Zoring Commission, that the problem is pri- marily one of educating the public,” Nolen declared. He contended builders should fit their plans to the existing grade of the ground. explaining that under the A-restricted category of zoning | plans are more flexible than under the A-semi-restricted type of develop- ment. He explained this by saying the position of the houses on the ground can be more easily arranged to preserve a maximum number of trees. Type of Structure a Factor. It is easier for a developer to shift around in his plans for single and two-family houses than it is under a program for flats and row houses and apartments, Nolen added. It is more natural, in building homes for the people, to take care of the trees than it is in the construction of apartments and flats for rent, Nolen observed. “Trees are worth money,” said Nolen. ‘“‘Trees make a property more attractive and cooler. It is practi- cable to create a residential develop- ment of the highest character by pre- serving the trees on the ground. In this wise the trees, streams and other natural features are—for the most part—preserved.” Nolen pointed out that in this type of treatment, with the maximum num- ber of trees preserved, the real estate developer is saved the expense and time of clearing the land and avoids getting into heavy grading, which is costly. “A great many developers in Wash- THE ington in recent years have realized this advantage in saving trees, and where grading has been necessary they have welled the trees, in order to save them,” he said.
