REAL ESTATE. BUREAU 0 ADVISE ONHOME DISPLAYS National Realty Group to Aid Member Boards in Holding Shows. To aid member real estate boards who desire to put on home shows under a plan of national sponsorship and co-operation, details of which are now being worked out, the National Association of Real Estate Boards an- nounces establishment of a National Home Show Advisory Bureau. Forma- tion of the bureau was authorized by the Board of Directors at the asso- ciation’s annual convention at At- lantic City. Primary aid the bureau expects to give is in the problem of manage- ment, key of a good show. The bu- reau will be essentially a clearing house and medium for realtor board participation in a general plan con- templating co-operation of groups and sgencies concerned with home build- ing and home ownership on & national scale never before sttempted. One Object of Plan. The one object of the plan: To de- velop home expositions in such a way that they will offer the prospective home owner, as new building opens up, an effective way of finding what he wants to know and needs to know in planning a sound and satisfactory home project. The bureau will work closely with the Federal Housing Ad- ministration, which is preparing ex- tensive aid to the shows, and with the newly formed Manufacturers Housing Display Council, formed to make possible a national show plan. John A. Servas, Chicago, has been appointed director of the new bureau. Shows are to be under local aus- pices and are to be so planned as to insure co-operation of a wide number of local civic and business groups. The Federal Housing Administra- tion recently announced that the Baltimore show, to open January 4 under the auspices of the Real Estate Board of Baltimore, will be the first National Home Show under the new | plan, and that it is scheduled to be the most elaborate housing show ever held in the nation. Guthrie, chief of the Exhibition Unit, Federal Housing Administration. Electrically operated, and presenting dioramas of actual homes, the towers will “talk,” in tones meant for visitors close around them, telling what is now available to the family planning an owned home, and particularly giving information as to home mortgage | insurance and home modernization credit under the national housing act. A feature of the Baltimore show: A complete five-room cottage to be built on the show floor under the direction of the Building Committee ef the Baltimore Real Estate Board. Expressing its conviction of the| building industry’s ability “to produce! single family homes for the great| masses of the American public who| cannot afford to pay more than $20 & month,” the magazine wrote: “Tremendous harm has been done | the low-cost home field by the idiotic | publicity and unfounded claims of some of the recent comers in the field who claim to be prefabricated house builders, although none of them has been able to build and sell a successful low-cost house. | “The unfortunate part about much of this activity is that it has been aided and abetted by some of the biggest names in the equipment and | materials field.” A. This equipment is in the process of construction and will be sent around the country in five separate units. A new departure in home show equip- ment is the “talking towers” which will be set up in each show, including broadcasting equipment, illumnition and two miniature homes displayed in each tower. These towers will be used to outline detalls of the “single- mortgage system” and the moderniza- tion credit plan. It is also proposed that a complete, modern home be con- structed during each show on the display floor. If you are bothered with a con- stant dripping in the cellar all along the line of the expcsed cold-water pipes, it iIs due to condensation on these pipes caused by the differences in temperature between the cold water in the pipe and the warm ecellar. To eliminate this have the pipes cov- ered with some sort of insulation. mily with & moderate income, n a home of their own .. . on ment basis comparable ‘te "the y pay . .. wil this home an ldeal an INVESTMENT as well. In old Japan the government holds 40 per cent of the mortgages on the home and business places of its people and the arrangement has worked satisfactory for both lender and bor- rower, the terms being for long periods at low interest rates. Seizo Sugiura, who traveled 8,000 | miles from Tokio to attend the At-| lantic City convention of the National Association of Real Estate Boards, that he might learn something of American real estate methods, sur- | prised New York Chapter members of | the American Institute of Appraisers, last week by what he had to say about | real estate methods and customs in | his country. The quiet little man from the land of the Shoguns said that the real estate business was becoming more international every day, losing its| national characteristics with the economic development and progress of the world. Sugiura sald in Japan people were proud to pay taxes, but he explained that the taxes in his land were not 50 high as those in this country. Medicine Chest Needs Attention.
