McKeever, a local realtor, told the real estate class at the Y. M. C. A. that the success of this department depended almost en- tirely on the sales manager. He must be an efficlent real estate salesman possessing an intimate knowledge of the detalls of the real estate busi- ness, real estate law, contracts, as- | sessments, taxation, sales and rental values; also some knowledge of hu- man nature and the ability to manage and direct others. Among the principal elements in management, Mr. McKeever | were selection of salesmen, eir ' instructions, inspiration and discipline. Every well managed sales organization uses great care in the selection of its salesmen in order to secure not only men of ability but ©f a type that will harmonize with their organization. Many principles are advanced for the guldance of the fuel user. For instance., combustion of every fuel is the chemical combustion of the in- gredients in the fuel with oxygen of the air. Different fuels require dif- ferent quantities of air and applied in different ways. Efficient fuel use can be obtained only by ghe use of the correct amount of air and applied in the right way. As this is entirely in the hands of the fuel user, the im- portance of correct information’ s obvious. show that ashes frequently in 50 per cent of carbon. Never leave ashes under 3 rotect grates an give better clflmluplon of -'n Even with proper combustion of fuel, the heating problem is only par- tially solved. The big task is getting the heat Into the room, water or food that is to be heated in the mos di- rect and effective manner. The ordi- nary furnace or water heater for the average house does not have enough hsat-absorbing surface, with the re- sult that the combustion products go into the chimney and heat is need- lessly lost. This is especially marked when gas or oll are burned In the or- dinary coal furnaces. Insulation Important. ‘Water tanks, furnaces and pipes for hot air, water or steam should be adequately | lated. In many of the recent houses, especially those built to sell, the construction is so de- fective ‘that a reasonably tight room cannot be secured. Fuel savings of REAL ESTATE. 15 to 25 per cent are easily possible by making the house tight. Most houses are kept too warm. About 25 per cent of the house fuel is used In ralsing the rocm temperature from 60 per cent to 70 per cent. Houses can be kept 5 degrees to 10 degrees lower than s customary. that 1s, kept at 62 degrees to 68 de- grees—without any discomfort or danger to health. Keeping the house temperature lower is the casiest way to_save.fuel. In most houses—especially when hot-air furnaces are used—the room airs {s too dry for health and com- fort. That is, the moisture content is too low. A room with proper humidity of air, not less than 30 per cent wil.be more comfortable and healthful at a low temperature than ons whers the molsture content is too low. There- fore with proper humidity lower tem- perature may be maintained and less fuel used. il Most hot-air furnaces take their cold air only from the outside. This is wrong. When the basement is clean, by merely taking the air out of the basement—at least in severe and win- dy weather, a saving of from 20 to 30 per cent in the fuel required to heat the house can be made, and the bouse kept more comfortable. —_— The two stars in the side of the “dipper,” opposite to the handle, are called the “pointers,” because they point to the pole star, or north st: - THE PERFECT HOME BUILT BY C.
