Baldwin & Howell make a report concerning the increase of values for residence property south and north of Golden Gate Park. Among other statements of interest are the follow- ing: That values have largely increased in_the residence section of the city is evidenced by a sale just closed through Baldwin & Howell, agents for the City Realty Company, to Wil- liam Koenig, the architect, and Maurice Rosenthal, of the block on Parnassus Heights, bounded by First and Second avenues and H and Hugo streets, consisting of twenty-one lots, which sold for approximately $38,000, or nearly $1900 per lot. The first sales made in Parnassus Helghts, about nine months ago, averaged $1300 per lot. The second sale, which was held in January of the present vear, yielded $1600 per lot, and the last sale, Which emounts to nearly $1900 per lot, shows an increase in value in that district during the lakt nine months of nearly 50 per cent. The same Increase exists in property in the Richmond district, where Lyon & Hoag have made large sales for the Bay District Land Company, and the amount of ‘bullding now going on both north and south of the park indicates that both the Richmond district and the Sunset section of the city will receive a large increase in population in the near fu- ture. The purchasers of the block just eold, Messrs. Koenig and Rosenthal, intend to fm- prove all of it. The plans for the houses are being prepared by William Koenig, and within the next three weeks the work of construction will begin.
