The number of residential city lots sold aince January 1 over the country averaged well over twice the number of new detacbed houses bullt during the same period in the same areas. That is the proportion, striking as a meas- ure of post-depreasion advance, found in reports from 182 cities made to the National Associstion of Real Estate Boards in the first quantitative na- tional study ever to be made of home site sales. Member real estate boards made the estimates for their localities. Find- ings are to be detailed in the current issue of Freehold, new magazine of Teal estate published by the associa- tion, which will be circulated Monday. ‘The 152 cities reporting mdluu’ le in the first four months of the year of s total of 29,553 subdivision lota. Since the reporting cities have a com- bined population of 11957242, the selling ratio indicated is one lot to every 400 persons, or one to every 100 families. Measure of Commitment. The figures become an interesting measure of substantial commitment in the direction of new home production. If the ratio reported by the 152 cities (probably in general the cities of mosat active market) were to hold good for the entire urban area of the country it would mean the taking up of 176,000 lota. The study indicates home sitea pur- chated in the Nation in the first four- ! months of 1937 may well have totaled | approximately 140,000 or 150.000 lots. New detached houses built umcei January 1 totaled an estimated 24.-| 323 in 215 cities. The cities report- ing have a combined population of 21,848,414, This indicates a rate of building of about one house for every 900 population, or of one house !nr: every 225 urban families. If this| ratio were to hold good for the total urban population of the country it | would mean a four-month national | production of 78,000 houses. Allowing for lag in cities which the figures did not report indicate an actual national production total ap- proaching 70,000 urban homes. Apartment Construction. | Apartment construction is providing | .
