REAL BULDIE NDUSTRY SHELD STRONGER Young & Becker Co. Cites 1929 Slowing Up as Beneficial Factor. ‘The building industry of the country faces the new year in a shronxer posi- tion because the slowing up in oper- ations during 1929 had a beneficial ef- fect in preventing an oversupply of housing and commercial space, it Is stated by Young & Becker Co., Chicago, on the basis of a compilation of build- ing and finance statistics. ‘The stock market “boom” and high money rates, the concern found, acutely affected the industry in the past year, the volume of real estate financing in 1929 falling to the lowest level in five years. Some easing in money conditions may be expected during the next few months, but it is doubtful if any large volume of funds will be available for residen- tial and office building construction be- cause of the supply of this type of space now on hand generally throughout the Nation, the company predicts. Pirst mortgage real estate bond and stock offerings during the year, it was stated, aggregated but $521,136,000, a decline of approximately 43 per cent from the 1928 total of $921,777,000. “This drastic decrease was due to a loss of more than $400,000,000 in the volume of realty bond issues. A notable increase in the volume of real estate stock issues offset to some extent the decline in mortgage bond offerings. This comparatively new class of securi- ties, which totaled but $10,928,000 in 1924, gained momentum during the stock market “boom” and increased more than 930 per cent to the figure of $112,923,000 in 1929. ESTATE." THE EVENING STAR, WASHINGTON, D. C., SATURDAY. volume of $835,048,000. This tremen- dous decline ‘was brought about largely by high interest rates and tight money condition due to the diverting of in- vestors’ funds to the stock market. “Refinancing of completed and ‘going’ building projects,” sald Robert G. Becker, “undoubtedly will constitute a large share of the 1930 real estate financ- ing. Builders of residences and apart- ment houses may find it difficult to compete for available construction funds with these completed structures which offer most attractive opportuni- tles for investment, because of their al. ready established record of earnings. “Some easing up in money conditions may be expected during the next few months, but is is doubtful if any large volume of funds will be made available for residential and office building con- struction because the Nation seems ing at the present time, except in a few localities. I am of the opinion, how- ever, that there will be large volume of public building, highway construction, municipal, railroad and public utility undertakings which have been helped by President Hoover’s conference and also by the lower interest rates now prevailing. Therefore, the aggregate of | construction work in 1930 will probably equal if not exceed that of 1929.” iving room, bedroom, kitchen, dining alcove, foyer, Frigidaire Reasonable Cash Payment $32.50 Monthly Pays EVERYTHING Much Cheaper Than Rent OPEN FOR INSPECTION ALL DAY Apt. 102 3018 Porter St. be well supplied with this class of build- | Chicago.
