The Washington real estate market today is healthier and operating on a sounder basis than ever before, in the opin‘on of Morton J. Luchs, vice president of Shannon & Luchs, Inc. Noting a considerable increase in activity in the local market recently over the somewhat ow” condition * earlier in the year, Mr. Luchs believes shat this earlier condition was not only inevitable but that its result has been to tone'up and strengthen the market. * “Prior to September 1 of this year ectivity in the real estate field was slightly retarded,” he says. “This was “due to a realization that certain fields here were unprofitable and undesir- able. This fact, of course, tended to clear the market and entirely elimi- nate that condition. “It is necessary,” he concludes, *for &n occasional slowness in every field of activity, It produces caution in finance and in every way strengthens the market. The Washington real estate field has had its experience in this regard and as a result, in my opinion, the market here is therefore on a sounder basis than before. “The future promises to be an era of careful building activity to an un- precedented degree.” As one indication of the increased activity in the market here, Mr. Luchs ennounced the financing of a new apartment hotel, to be erected on lower Connecticut avenue, by a. large Philadelphia - finuncial concern, the details of which have not yet been re- vealed. Mr. Luchs also cites as evidence of the renewed activity the starting of the Federal building program, the report that 60 per cent of the new Na- tional Press building had been leased, the establishment of a new retail cloth- ing store on F street, the leasing of the Becker Building at 1314-16-18 F street for a long term and the leasing of the entire second floor of the new Yuilding being erected by Shannon & Luchs at 712-25 Fourteenth street.
