REAL ESTATE." ADVERTISING TO SELL OR RENT D.C. REALTY MEN READY FOR AN Special Cars to Take District | Delegation to January | Convention. . Arrangements have been completed whereby special cars will convey the delegates from the Washington Real Bstate Board of the annual Midwin- ter convention of the National Associ- ation of Real Estate Boards in Mi- ami, Fla., January 11 to 14. ©One of the outstanding features of the gathering will be the installation of President-elect C. C. Hieatt. Theo- dore M. Judd has been sclected chair- man in charge of the arrangements to prepare the details of the local realtors’ trip. Special cars will leave Washington on January 9 and arrive in Miami on January 11. Those desir- ing to return to Washington immedi- ately after the meeting will leave on Saturday, January 15, and arrive in ‘Washington Monday in time for busi- ness. A number of side trips have been arranged, such as a trip to Hav- ana and the Panama Canal Zone. The convention hedquarters will be at the Miami-Biltmore Hotel in Coral QGables, and various rates at hotels in Coral Gables, Miami Beach and Miami proper, together with the railroad rates and the total expense for the convention trip from Washington and return, may be ascertained from the | office of the secretary of the board. The present indications point to a large Washington delegation, and it is 1he effort of the board to get all res- ervations in immediately, so that proper accommodations may be made for the comfort of those attending the meeting. | The meeting will find represented 657 boards, from as many cities and towns throughout the country. The convention will be divided into two distinct phases, one in which will be | the annual business meeting of the voting delegates, and the other will be a series of sessions of various groups specializing in particular departments of the real estate profession. Amendments to the constitution of the association, matters concerning mortgages, financing, home-building, subdividing, property management, in- dnstrial properties, real estate board organization and real estate brokerage problems will be discussed. John A. Petty, vice president of Shannon & Luchs, will lead the dis- cussion on “Creative Salesmanship.” CITE UPWARD TENDENCY OF WAGE RATES IN CITIES The upward tendency of wage rates in many of the larger cities of the country this year has had the effect of still further increasing the wide difference between labor costs and material costs in construction. From a report of the National As- Bullding Trades employ- ers it is shown that the general trend of material costs has been downward einoe the middle of 1920. Says Newcomb. In a lecture delivered to the realty Jass at the ¥. M. C. A. last Monday, inder the auspices of the Washington Real Estate Board, Irving B. New: ~omb discussed the various forms of _dvertising as they affect the sale or ental of real estate. Mr. Newcomb stressed the point that 2al estate advertising. is not intended o actually makes sales, but is rather .ntended to produce inquiries or visits which salesmen can sales. He covered t tail. The lecturer touched on the sig- nificance of general or Institutional advertising and pointed out that the results therefrom were intangible but extremely beneficial over a given pe- riod of time. He differentiated this clearly from specific advertising, the latter being calculated to bring in- quiries on definite current properties. Functions of Advertising. The respective functions of display and classified advertising were gone into, the former creating a desire as well as particularizing a given prop- erty, and the latter being in the na- ture of a directory or catalog for those already seeking realty. Mr. Newcomb explained the advisa- bility of making display advertise- ments interesting and easily read, stressing particularly the importance of good headings, attractive grouping of the matter in the space, the neces- sity of leaving sufficient free space to set off the matter presented in the ad- vertisement. He exemplified the func- tion of the layout to assure reproduc- tion in the newspapers of the exact effect desired, and mentioned the de- sirability of indicating particular styles of types preferred. Advertising in special publications, such as theater programs, class peri- ., was discussed, with the - | ba employed where the properties in question held an appropriate appeal to a specific class of people. Pamphlets Are Described. 1t was brought out that pamphlets and folders were justified where a sec- tional development or a large building was involved, the sale of which nec- essarily would cover a considerable period of time. Where such printed ter was to pe sent out in quest of prospective purchasers, it was urged that it be extremely brief, attractive and quickly readable. On the other hand, where such hooklets or folders were distributed in response to definite inquiries from people already interested, or where they were to be given out by salesmen or representatives for the further study of prospects, to whom they had already talked, it was explained that full details were highly desirable. The use of direct personal letters was spoken of by Mr. Newcomb as hav- ing-a definite place in real estate ad- vertising. 1t was pointed out that, especially In the busy season, there are many names of prospects that seem less worth following up than others, but which can be covered to advantage by a carefully planned series of pertinent sales letters.
