REAL ESTATE, . S. Real Estate Boards Plan - Ambitious Program for Winter To Go Thoroughly Into Efiery Phase of Work to Determine Action to Get Best Results. Activities concerned with every phase of handling of real ¢state and of the advancement of real estate as a profession are included in the pro- gram of work of the National Asso- clation of Real Estate-Boards fof the coming fall and winter which has just been approved by the assoclation’s executive committee. Digging out na- tionally the actual facts upon which intelligent actlon in real estate mat- ters must be bullt, development to the fullest of the public services which the real pstate profession is giving, stimulation of the profes- sfonal consciousness of real estate men through their local real estate boards and circulation of the best ideas developed in modern real es- tate practice to reach to every mem- ber of its constituent boards—these make the great lings of the associa- tion’s plan. Activities approved include direct sprvices (o member boards, work for advancement of the yeal estate pro- fession as a whole, undertakings of each of the seven great divisions of the association in their separate fields, cultivation of the public relations in which the association as the ofgan of the profession ie giving na- tlonal service, and assistance to the state organizations throush which real estafe interests are finding ex- pression in matters affecting each state. Work in which the association. will act for the real gstate profession as 2 whole includes: ‘Work for a uniform mortgage law and for adoption in other states of the Indlana plan of checking reck- less bond issues and tax levies. Making of a rental survey of res dential property in American cities legislation and taxation, through the assoclation’s farm lands division; study. of sound city building in new subdivisions, to be carried on in four investtgations by the home builders and subdividers division; study of brokers’ ethics, of commission rates apd of long-term leases, to be car- ried on by the assocfation’s brokers division, HOW TO BUY A LOT IMPORTANT BEGINNING Homebuilder Stands Change of Loss by Not Properly Inform- ing Himself. In many cases a family buys a lot and starts building on it within - a few weeks or months. This is vastly diffe ent, as noted above, from buying sev- eral years in advance of building. While there may be enough increase in land values, in the latter case, to give some profit,’ a_speculation is invelved. The outgo for taxes is sure, and there may be #peclal assessments for street and other ~improvements, which must be added as part of the cost of the lot. There is also a continual loss of inter- est on the mopey invested in the lot. Lots are frequently sold to innocent purchasers in a territory that will not be developed for years. It is to be noted that some cities prohibit building where sewers have not been Installed. The question of how much to spend for the lot itself depends largely on whether or not it is “improved.” Where streets, curbing, sidewalks, water, elec- tric, gas and sewerage improvements have not been made, a lot may some- times be obtained for less than 6 per cent of the total cost of the house and lot, and 10 per cent should probably be the upper limit.
