REAL:ESTAT GARAGE A MENACE IF BADLY BUILTIN Danger to Life and Property From Improper Construc- tion Cited. CERTAIN RULES OUTLINED Must Have One-Hour Fire Belilt-i ance to Meet Insurance ‘I Requirements. s for constructing a_bullt- | or a arage attached to side dwelling with the least pos- sible fire risk, have just been issued | Ly the building code committee of the Department of Commerce. According to Ira H. Woolson, chair- man of the committee, “a built-in-ga- rage, if not properly constructed, isj menace to life and property.. Our nvestigations showed that if a fire does start i a single or two-car ga- rage. it is. not likely to be more se- vere than would be withstood by the onstruction classed as affording one jour fire resistance by the buteau of tandards of the Commerce Depart-| ment, the Fire Underwriters Labora- | and oth hat with an incombustible floor, . scpurated from the ilding 1 iling th and the outside and the & dows ind b order to ng out and through windows, or to @ xterior wood work' above. The code | in Ingle swin sel fire door leading from the garage | Detween to enter fcom the outside.” Outlines Certain Rules. The building code as drawn up by committee outlines certain rules ollow in constructing a built-fu the | the | tached outside and inside. The outer lath {8 to be plastered and back- plastered with Portland cement stuc- Co and: the.inner lath plastered with three-quarter-inch Portland cement or €ypsum plaster.. For interior par- titlons separating the garage from the rest of the dwelling, three-quar- ter-inch Portland cement or sum plaster on metal lath, on both sides of studs spaced sixteen inches apart, is satisfactory. The specifications for glven fully in:.the code committee's report. Floor to Be Unplerced. Rule 3. The combined floor and celling construction directly above the garage shall be unplerced, and shall have a fire resistance of one hour.- The same rule applies to the roof when the garage is attached to the side of the dwelling. Cellings. or roofs of reinforced con- crete, or some other type of incom- bustible construction that meets the fire test, are best and most reliable. In the case of true bullt-in garages a good, inexpensive overhead con- struction is &8 follows: Ordinary two-inch or thicker floor jolsts may be used, spaced not more than sixteen inches center to center and properly bridged. metal lath and plaster to be used zrel ' The ceiling should be of heavy metal lath weigh- | ing not less than three pounds per square yard, and Portland cement or gypsum’ plaster not less than three- fourhts of an inch thick. The metal ath is to be attached to the joists by sixpenny nails driven nearly home and the heads turned over against the lath, and is to be bent dowh six inches along the walls on all sides and se- | urely attached to them. The flooring | above the celling is to be double, of | inch rough and finished with a layer of asbestos or Other high-grade floor felt” be- ween. Where the garage is attached to the side of a dwelling an equivalent con- struction for the roof-can easily be devised. s Windows Must Be Fireproof. } Rulg 4. When a garage is located | beneath a dwelling, all outside doors | and windows with, their frames and | sh shall be of standard fireproof | construction and glazed with wired | glas: products approved by compe-| authorities should be used. A | large variety of fire doors and w dowy have been tested and approved by the underwriters' laboratories, and | are w standard commodity in the | building material market. TIt.is im-| portant that such devices should be installed in metal frames, and that| the same hardware be used as that! with which they were equipped when 1f not, they may fail during' fire. Fire doo tn both ewinging and slidin d many of the former are as artistic as wood. en doors. Wired glass glazing is r quired th ail outside windows and oors to preyent flames from a fire in the garage from breaking throug“ and endangering the structure oOr Wwindows above. Self-Closing Door. Rule 5. Openings from a dwelling into a garage shall be restricted 1o a single doorway. This opening shail be protected by a standard swinging, self-closing fire door, with approved fire resistive frame and hardware. No glass shall be permitted in such & door. A self-closing fire door is one that normally swings shut by a me- ohanical device. A swinging door 18 required because it fits closely into its frame, and thercby prevents pas- sage of heat and smoke when attack- ed by fire. Wired glass is not allowed in this door, because it is liable to soften and sag from its fastenings at a temperature of about 1,600 degrecs Farenheit, which is a heat easily pro- duced by burnin ! a8 etatod abover it {8 better to have no opening in any of the partitions. Raise Door Sill. Rule 6. When a doorway connects directly with a cellar or basement on the same or lower level in which there is any heating device or gas fix- ture, the doorsill shall be raised at leas: one foot above the garage floor lovel, or the doorway shall lead into a vestibue which connects with the cellar or basement by a second door. This is to prevent fumes from gaso- lme which may leak or be spilled the floor from reaching a fur- fire or gas light that might be ocated In any lower portion of the building. It is well known that gaso- line vapors are heavier than air, an will accumuiate on a floor like W alcr: and flow to any lower level, and if they come in contact with fire of any kind Deven a spark—wlll ignite and flash back to the starting point, and cause an explosion.
