WOOLWORTHTAK TOO HGH OVERS OF BULONG SH Sue for bition of $16, 350,000 Assessment on Building and Land The Broadway-Park Place Com- pany, owners of the Woolworth Bulld- ing, have filed suit in the County Clerk's office to have the valuation assessed against the building for 1922 by the Board of Taxes and Assess- ments reduced from $12,500,000 for the improved property and $8,850,000 for the unimproved land to $10,000,000 and $3,000,000 respectively The valuation fixed by the board, ‘which {s the same as for 1921, is un- falr and inequitable, according to the owners. “The building is of an ornate char- acter, which does not add to'its com- mercial value,” they state. The present assessment, they assert, is equal to a valuation of 66 cents @ cubic foot, Other buildings in the district, such as the Trinity, American ‘Telephone and Telegraph and Adams Express buildings, are assessed at 46 to 49 cents a cubic foot, although, <hey point out, these buildings are admitted to be the finest in construction in the district. ‘The owners say that as new and more desirable buildings aré erected they will be under the increasing ne- cessity of reducing rentals to hold tenants, “and long before the build- ing has decayed physically it will cease to be an important competitor with more modern structures in the district.” Stagnation in building has resulted in little or no competition for the Woolworth Building to date, the own- ers say. Despite this they assert the average net annual income for the elght and a half years ending Sep- tember, 1921, has been only $318,000. ‘This, they explain, is after allowing deductions of $240,000 a year for de- preciation. The net income for the year ending Sept. 30, 1921, after deducting only the actual cost of maintenancé and making no allowance for depreciation, was $746,000, they state.
