They are destined to take the place, to a great extent, of the old fashioned savings banks; and as they become more favorably kuown and better understood, the attention of capitalists will be directed to them. There is no doubt that if these mutual loan and building associations are properly managed, and their affairs honestly administered, they will ultimately become immensely powerful and produc- tive. Shareholders in these companica, who may wish to purchase a house or lot, {n the city or country, ean obtuin , a loan of money from the associations they are inte in, at the legal rate of interést, the principal of which wis ultimately be liquidated by the monthly payments on acer- tain number of shares. Suppose an individual subscribed to: ten shares in a wuinal building association, upon whic the payments per month amounted to twenty dollars ($ per share), thie would make a total of $240 per annura, At the end of three or four months, thiy individual wishe to purchare a house or farm, or house lots, with five thousand dollars. It must, how- ever. be borne in mind that the $240 per annum, with nix per cent interest on the same. compounded monthly, and afl the profits on the ten shares of stock, derived from the operations of the company, are appropriated to the payment of the principal (5,000), so that the share- holder has only to pay the interest on the loan, and his regular monthly instalments on his sharee, to obtain pos- nession in the course of, ray eight years, ofthe property. From North Benuington {t sends off a branch five miles in length, eouth, to Bennington, from whence the railroad now under eurvey via Lebanon Springs to the Harlem Railrced, at Chatham Four Corners, will, when completed, ae expected early in 1853, perfect. with the Western Ver. mont Railroad and its branches, the very best and short- est route that can be made between New York city and Canade, The work on the Western Vermont Railroad has been done in the best manner, with curves and grades of the most favorable character, Under the eyes of the stockholders and directors, it has been prosecuted with speed, but more particularly with regard to economy, and it is now confidently believed that the whole will be eom- pleted by the first of May next, at a cost, of not exceeding $17,000 per mile, including furniture. This road wiil cost, when completed. more than double the amount of bonds issued. The security is therefore unquestionable, and os an investment we believe it to be undoubted. The sale of. bonds will be peremptory. There is @ large amount of capital now idle, secking investment, and the above fur- nishes a much better method of empioying it than in purchasing fancy stocks at prices 20 much above their Teal value as those now ruling. ‘There war a little more activity than usual, last week, in cotton and breadstuffe, but the movement continues limited. It is a long time since we have had active ship- ments of any of our staple products, and from the com- plexion of advices received from Europe by almost every steamer, the prospect is by n0 means encouraging. By the last accounts—those received by the Arctic, to the 26th of February—quotations for cotton had not been sus- tained, and the market wae duli and depressed. Bread- stuffs were heavy, and the demand confined strictly to the trade.
