H.0.L. G DEADLINE OF JUNE 27 NEARS Home Owners Who Want Loans Must Apply by That Date. Washington home owners who wish to apply to the Home Owners' Loan Corp. for . distress refinancing loans were warned today by William M. Seay, manager: of the corporation's| District office, that the deadline for applications is midnight June 27. The bill extending the funds of the corporation by $1,750,000,000 was signed by President Roosevelt Tues- day, and shortly afterward John H. Fahey, chairman of H. O. L. C., an- nounced that district offices through- out the country would resume accept- ance of applications for 30 days. The | corporation shut off acceptance of ap- plications last Fall, when its original appropriation was drained. Fewer than 25 persons, Mr. Seay said. requested his office, at First street and Indiana avenue, for appli- eation blanks on Wednesday, the first day that lending operations were re- sumed. He said he believed the small number was partially due to the fact that many home owners who actually are in distress have not been notified | of the addition to the corporation’s | funds. Money Situation Eases. 1t was estimated by the local office that from 300 to 1.000 applications would be received from the District| in the month during which the re- quests for aid will be accepted. Mr. Beay said today he believed this esti- mate was “too liberal.” .DEPI;RfMENT STORE: Since the estimate was made condi- tions in the Capital. cspecially in re- gard to real estate and mortgage | money, have improved greatly. After | H. 0. L. C stopped accepting appli- | cations iast Fall the local office took | cards from about 500 home owners who indicated they wanted to apply. | In recent weeks. Mr. Seay said. he has heard that numbers of these per- | gons have either sold their homes voluntarily in the brisk open rarket or have been able to obtain refinanc- ing money elsewhere. Mortzage money has been made much more | available here since the market for homes has reopened Collections on existing loans, the manager stated, have been unusually good. with the Capital showing a much smaller percentage of delin- quency than any other section of the country. It was estimated that fewer than 10 per cent of the persons who | have borrowed from H. O. L. C. in| ‘Washington are as much as 90 days behind schedule of payments. Two months ago the District collection of- | fice was moved here from Baltimore, | and the number of delinquencies has | been greatly reduced since the trans- fer. Since March 29 the local office has received 1,629 payments for a to- tal of $76.776. Average Loan $6,000. The H. O. L. C., SATURDAY, VALUES OF FARM - REALTY INCREASE Index of Average Per Acre of Land for Year Ended March 1 Is 3 Points Up. For the second consecutive year farm real estate values in principal agricultural sections showed an in- crease, For the year ended March 1, 1935, the index of average value per acre of farm real estate, prepared by the Bureau of Agricultural Economics, indicated an increase of 3 points from a year ago and 6 points over 1933, when the lowest level of land values #ince before 1912 was recorded. ‘The developments of the past year brought the average value per acre as of March 1, 1935, for the United States as & whole, to a point 79 per cent of pre-war as indicated by the 1912-14 average. This level com- pared with 76 per cent of pre-war for March, 1934, 73 per cent for March, 1033, and 89 per cent for March, 1932, The continued operation of the forces causing the upturn in values a year ago have ben primarily responsi- ble for the further increase in farm real estate values during the year just passed. The influence of larger farm incomes, resulting from higher prices for agricultural products and from | benefit, payments, aided by a continu- | ation of the somewhat relieved credit conditions, removing in part the pres- | sure of forced liquidation, together with lower taxes on farm real estate |on some farms contributed materially | to the improved situation. | Just Completed A Charleston Colonial Home 511 UNDERWOOD ST. Credit Plans Gardens, as well as houses, may be modernized under the modernization credit plan of the Federal Housing Administration. This Summe: those improvements to the garden which have been a dream of the home owner for the past few years may now be a reality, for under the modernization credit plan such improvements as are of a permanent nature and will add to the value of the property may easily be financed. Like a jewel in an attractive set- ting, the house which is surrounded by a well-planned garden will at- tract the eye more quickly. Its sale value will be increased decidedly, and it will prove an asset to the entire neighborhood. Information as to how plants, shrubs and trees may be purchased and planted with funds made avafl- able through the modernization credit plan is available at any local Federal Housing Administration headquarters. The beauty of a garden does not depend entirely upon growing things. A lily pond is a thing of beauty which would add to the charm of any plot. A rock garden may be adapted to many settings and Japanese gardens | are gaining rapidly in popularity. Bird rests can be built by the lovers of wild life. A flagstone walk, either as an ap- proach from gate to front door or through & flower garden, is & much- to-be-desired asset and a Summer house where tea may be served on warm afternoons offers another way to increased beauty and more com- fortable living. e NEW HOUSES OPENED 10 English Normandy Homes on Jefferson Street.
