REAL ESTATE SHLESHANLCENSE LW S BOLANE Wisconsin Seeks to Protect Public in Realty Trans- actions in State. The operation of the new Wisconsin law providing license for real estate selesmen and brokers draws upon Wis- consin real estate men for the guidance and enforcement of State stendards ap- plied to real estate pract.ce, through the law’s provision requiring that the Wisconsin real estate brokers board of three members, whose duty it is to administer the law, include at least two Teal estate men. The first official action of the newly appointed board has been to issue a statement of policy in which it adopts the code of ethics of the National Association of Real Estate Boards as; the governing principles for real estate practice in Wisconsin. The statement of policy makes the following specific | provision: “The code of ethics of the National || Association of Real Estate Boards, which has been adopted by State and local | boards throughout the country, is re-| garded as the standard of conduct by | Teal estate men throughout the United | States. In questions of conduct * * *| this code of ethics may be used as a“ guide.” Statement of Board. The Wisconsin board statement of | policy interprets the competency test | provided for in the new law to mean | both written and oral examination of | statement further announces that “The use of ‘free lot' schemes will be deemed evidence of untrustworthiness.” In closing its statement of policy the Wisconsin board makes the following suggestions to the public for self pro- tection in real estate investments: “In order to reduce the difficulties between brokers and their clients to a minimum, this board makes the fol- lowing suggestions to the public: “Pirst: No person should deal with a real estate agent for the purpose of | se)ling, buying or renting property un- less he is certain that such broker or saleman has been licensed by the Wisconsin Real Estate Brokers' Board. Should Know His Standing. “Second: Perscons dealing with a broker should be satisfied that such broker or salesman is financially and morally responsible in order to carry out the terms of his agreements. “Third: Do not sign any papers or agreements without first reading the seen.” same dnd understanding sll of fis provisions. o “Fourth: Insist upon receiving & copy of all agreements and papers which are ed by you.
