REAL HOUSE SHOULD T ST, REALTRS 4Y Home Should Suit Neigh- borhood to Get Full Worth, Survey Skows. ‘Houses should fit the neighborhoods in which they are built if maximum values are to be secured from residential real estate sites, says the National Associa- tion of Real Estate Boards in the fifth of a series of articles on what makes urban land values. The home builder, it is held, would do well to look over the other homes in the neighborhood in which he is: contemplating construction and see that his home conforms to the general cost level of the other struc- tures if he wishes to make the best use of his land. In determining what is called the “highest and best use” for commercial roperty, consideration is given to the ind of structure that will produce the largest income. “In general this rule holds true for residential property also, but in the case of a dwelling this income is figured in terms of satisfaction and enjoyment and not in money, unless or until the home owner thinks about re- selling, the association states. “Maximum values are -created for Teal estate when it is put to the high- est and best use, but an expensive house is'not always for the highest and best use of a home site. A very good brick house surrounded by inexpensive frame houses may be a thing of joy to its owner, but if probable rental or resale value is a consideration, such an owner should remember that the real estate appraiser has a cold eye and because of the character of its neighbors, will compute the value of the brick house on the basis of frame construction rather than brick. Value Depends on Site. “The market value of dwellings will tend to correspond to their original cost only when they are well suited to their sites and to the neighborhood; so the expensive brick house 'described above would lose considerable value because it was surrounded by inexpensive frame dwellings. : “Restrictions providing that houses in certain areas must reach a certain cost level or even be of architectural design onjous with ifs neighbors now cont many. residential sections throughout the country; but there are many places where no such restrictions exist, where the entire matter-is up to the home builder. “Land is sald to be developed to its highest and best use when the 'struc- ture on it produces a larger return than any other type of building would pro- duce, but it should be noted that this Teturn must have a reasonable per- sistance. In other words, in the case of a homesite the owner should assure himself that the house he is building on it will return the satisfaction and en- joyment described -above for a long period of time. - Factories Cut Value. “Land that is developed today with a home of exactly the right type may fall in the path of a city’s industrial d, as this encroachment change in the character of the neigh- borhood, the amount of satisfaction and enjoyment secured from the home is de- creased until perhaps the location be- comes unbearable, when all satisfaction and enjoyment disappears. “The loss of value in such a property as a homesite may be offset eventually by an increase in value for an indus- trial or commercial site, but this rise in value does not usually come about at once, “It is highly important that the home builder ascertain that the section in which- he is contemplating construc- will continue as a home section residential site, but count on it persisting in this use for many years to come. (®.—Improved | methods of farming have increased the | per acre production of North Carolina agricultural lands from 50 to more than 100 per cent since 1905. Statistics made public by Dean I. O. Schaub of North Carolina State College show that the average production of corn was 13.9 bushels per acre in 1905, while in 1927 it was 22.8 bushels. For cotton, the yield of lint increased from 240 pounds per acre to 202 pounds; tobacco rose from 608 pounds to 720; wheat production increased 7.4 bushels per acre, an average of 110 per cent; rye, 4.5 bushels, or 47 per cent; oats, 6.7 bushels, or 43 per cent: Irish potatoes, 25 bushels, and sweet potatoes, 19 bushels. Real estate actjvity for October is in- dicated by the index figure 95, accord- ing to the compilation made monthly by the National Association of Real Estate Boards from official reports made to it from 65 citles. The Index figure for October is the second monthly in- dex to be issued by the assocaition in its new serfes. The index for Septem- ber, new series, was 83.8. The new series is based upon the number of deeds recorded each month In the citles reporting. It uscs the year 1926 as a base year upon which to com- pare activity reported from month to month. ‘o The index figures in the new series are not comparable to the preceding index figures issued by the association. it is pointed out, since preceding fig- ures were based, not on deeds only, but on all transfers and conveyance re- corded in the citles reporting, and was compiled from reports from only 41 cities. = World's Largest Dam Opened. The Lioyd Dam, which was opened recently at Bhatgar, India, is the largest in the world. At the opening it was shown that the huge reservoir compares favorably with the Assuan Dam, which is 2,500,000 feet less in volume and cost nearly 50 per cent more. The new dam forms the source of supply to the Nira canals system and is designed to irri- gate a large area which has been sub- ject to famine. If there is plenty of shade all around the house the direction it faces makes little difference, though in the northern part of the country entrance doors on the north side are prolific_sources of heat wastage in Winter. The old east front idea arose from the use of the front porch in the evening, a practice that has given way to the habit of teking the air in the automobile after the evening dishes are -washed. And a house without shade can b2 neither comfortable nor beautiful. If there is a view to be taken advantage of, .this may be a factor in determining the direction the house shall face.
