Perhaps the most interesting sta- tistical development in the buildin fleld during the last few years been the annual bullding survey forecast by the Architectural Forum. For the last three years, since the institution of this annual forecast, the Forum prediction, as made the first of each year, has been within 8 per cent correct when com- pared with ectual figures at the end of the year. This forecast of building activity {s based on a comprehensive survey car- ried out through individual reports from buflding contractors, bankers and others directly interested in the construction fleld. The investigation is made in nine- teen building types and covers each State. Percentage comparisons are made with the previous year in each classification, so that there is pro- vided not only a definite measure of activity in each district, but a rela- tive measure of the Increase or de- crease of public interest in the par- ticular building type in question. Fourth Annual Survey. This Is the fourth annual survey and forecast which indicates for 1925 another $5,000,000,000 building year, the actual figure determined by the survey being $4,992.318,000. “All evidence would seem to bear out this prediction that 1925 is to be an- other record building year,” the Fo. rum says, “and that the tum of the bullding industry would continue almost unchecked. The basic elements which establish the to story brick bullding, with store on first floor and apartments above, was sold, as an investment, to H. C. Birge for O. A. Pendleton, for $22,000. Two unimproved lots on Grant street northeast were sold for R. I Manning to John Waple, for $600. No. 4001 Grant street northeast, a volume of building in any given year Include the following: "(1) An established shortage of bulldings. “(2) Public confidence in the building situation. “(7) Well maintained rentals, “(8) Sound general business condi- tions. “Of coure, in certain districts the building shortage has to a consider- able extent been met, but at present building costs, the normal expendi- ture required iIn this country Is ap- proximately ~ $3,600,000,000, so that even at the $5,000,000,000 rate, it will still take several years of more than normal activity to meet the require- ments of the shortage which accumu- lated over the period from 1913 to 1920. No Abrupt Rise Noted. “There has occurred no abrupt rise in bullding costs or no trouble in the laor situation to disturb public con- fidence in bullding. “Conditions today are better than they were a year ago, for we have behind us & year remarkably free from ‘labor disturbances and one In which building pr-jects proceeded in Carmela Ponselle Wins Contract in Metropolitan With Sister. In spite of the huge bullding program of the last year, there are no shortages ol materials. This ticularly important fact because the shortage of materials in th particularly prior to 1924, hai a definite drag on the developing mo- mentum of the construction industry. “Building finance {s in excellent r in vaudeville.
