18 BUILDING AND LOAN REAL ESTATE. THE EVENING STAR, WASHINGTON, T. O; SATURDXY, APRIL 7, 1923. REAL ESTATE. ETTS PARK|SPRING SEES RUSH NEW STUCCO } ASSETS INCREASE $1,234,678 Gain Reported . During Six Months Ending i« Last December 31. Gain of $1,234,678 total assets of building and loan assoclations in the District of Columbia for the six months ending December 31, 1922, was announced today by C. Clinton James, president of the District Building and Loan Association Coun- cil. Total assets for this period were $35,829,435. The membership totaled 51.006 at the end of the six months' period, he stated, being a gain during that time of 2128 members. There are twenty-two associations doing busi- ness here. Reports {rom the verious associations show a large demand for loans, in many assoclations in excess of their monthly income. These associations, in order to ac- commodate their members, LOrrow from the bapk in order to assist worthy persoi® to obtain loans. Nations Adopt Plas. ! Mr. James pointed out that the building and loan association plan of amortising & loan recetved en- Qorsement when, during the past inonth, representatives of the United States and England agreed on & definite plan whereby the $4.600,- - 600,000 loan to England is to be paid off in sixty-two annual installments at the rate of 3 per cent for the first ten years and 3% per cent for the remainder. “It is clearly the bullding and loan plan carried out on a gigantic scale, he said. “John Bull agrees to take out a pass-book and pay ‘dues and interest’ like all good building and loan borrowers do. The annual pay- ments will average a little over $179,- 000,000 For the first year the in- terest payments are exactly six times s much as the payment on the prin- clpal. The interest charges decrease annually but continue to exceed the payments on the principal up to the forty-fourth installment, when they change positior Loan Total Great. “While the formal details mav be absent the essentials of a building and loan association are all there, only they are on such a far-flung scale as to_almost baffle the under- standing, The sum Involved is un- heard of, even in international fin- ance, while the stockholders are the people of the United States—an im- mense association. “By comparison, however. the posi- tion attalned by the bullding asso- clations of this country looms up large. For several vears the mag- nitude of this loan has agitated the expert financial minds of the two wealthiest nations of the world, and yet the aggregate assets of the as- ®oclations of this country are today equal to fully two-thirds of the amount involved and will in all prob- ability exceed that sum within a few short years. N “Still, Uncle Sam will have the largest individual association.” WILLIAM S. PHILLIPS REPORTS MANY SALES Four-Story Residence at 1116 Ver- mont Avenue N. W. Is Sold for $80,000.
