Independent of the con- sideration that Mrs. Childs will be an ad- dition to the class of people of means who have been making their permanent homes in this city and will be a desirable resident, the terms of the transaction gave consider- able gratification to those who are interest- ed in the solidity, or rather the continuance, of that well-known characteristic of the real estate market here. Mrs. Childs se- cured not only a generous building site, but she paid a generous price for it, in fact, just what the owners of the property had fixed as its selling price Jong before what is known as the period of depression had ar- rived. The lot has a frontage of fifty-three feet on the north side of K street, just east of 16th street, with an average depth of 119 feet to a 30-foot“alley. This case is not as con- vincing as the others, for the reason that it was not an out-and-out sale, but a trade. It is difficult to get at the real considera- sions 55 by 120 feet to the transaction at nearly This, of course, is merely estimate, but it is not believed to be an excessive one. It is easily within the recollection of those who have not been long in active or familiar with real estate values in this city when five or six dollars per foot for residence property would have been looked upon as among the impossibilities. At that period, not so remote, either, euch a price would have been as excessive for property in a good business locality. The fact of the matter is that the situation here as to real estate values has 80 rap- idly that it is difficult to realize that the conditions are the result of the legitimate de- velopment of the city. Nowadays ten and fifteen dollars per foot, and perhaps more, are looked upon as reasonable prices for business property, while it is not consid- ered at all extraordinary for forty, fifty and sixty thousand dollars and upward to paid for a single residence site. Mr. Leiter alone paid over a hundred thousand dol- lars for the ground where his residence js located, and there is no doubt but that this record will be passed by some one who is able and willing to put up even a more elaborate home than that of Mr. Leiter. Our Manufactures. The surprising extent of the manufac- turing interests of this city was revealed to perhaps a majority of the citizens in the statistics gathered by the late census. It was not supposed generally that there were manufacturing establishments here which in the aggregate employed many thousands of men and turned out annually a product valued at several millions, but this is the case, and it is evident that these —— are growing in numbers and It is not thought that this city will over become a great manufacturing center or 4 * i g | is seen in the large bi noted for its productions, but still, in a very important way, it will continue to give em- ployment to a great many, and by its man- ufactures add to its material wealth. Extensive Building Operations. An interesting statement has just been completed by the inspector of buildings, which shows the estimated aggregate values of the building operations in the District for the past ten years. Some New Buildings. Peter M. Dubant proposes to erect a four story and basement structure, to be known as the Cambridge flats, on I street between Sth and 6th northwest. It will contain eight flats of four rooms and bath each, and im the basement there will be a dining room. Plans for a residence, to be erected for Mr. J. J. Shedd, on Rhode Island avenue be- tween 15th and Ifth streets, have been pre- pared by Mr. James G. Hill, architect. Under the leadership of their instructor they went through an interesting program of exercises, which tn- cluded somersaults, pole and ladder climb- ing and a game of basket ball.
