The Increasing Disposition to Specu« Iate in Suburban Lands, What is Being Dome in the Vieinity of the Northwestern Car-Shops. The Relative Increase of Population and Real Estate Values, Street Railway Extensions-- Real Estate Loans. To borrow the expression of a real estate deale er, the great bulk of transactiocs continue to be in ¢ grass Iands,” and maiuly by parties who want to invest in acres for a rise this summer. But even for long investments the investments in suburban tracta not too remote are likely to be(mm:h wmore profitabla than in the higher priced property in the built-up portion of the city, an opinion which we think will be fully borne ont by some statistica in regard to the relative advance in the classes of property in- Ehs clty_of New York of which wo give somo interesting statistics in an other place below, IN TIE SOUTHERN SUBURDS. _ Wile we hiear of no special instances indicat- ing active speculation, there is evidently a strong confidence that all the property south of tho city limits and esst of State street, 85 far south a3 _Slxty-l.lnnl or Bixty-fourth streets, witl increasa in value Iargely this year. It is protable that more flmt—_élms rosidonces will bo erected in this district, within half a mile of the South Park boulevard, than 1u any other suburban quarter of the city this summer. TN wwnars of the majority of the property on South Park boule vard formed a sort of Syndicate last summer, and are devising plans for further combination and for improvements which will add greatly to the valae of all property in that quarter. It seems probable, however, that-the most ac- tive speculation and possibly the greatest aggre- gate amount of all kinds of improvementa will bo in THE WESTERN SUBURES, from the line of the Galene Division of the Chi- cago & Northwestern Railway, eoutheastward to the line of the Chicago, Burlington & Quincy Railroad, about Douglas Park. The new branch of thoe Chicago & Northwest~ ern Railroad from Irving Park down to the eite ofltha proposed new shops in the north half of Bection 10 is now complete. The stone is being drawn to the Iatter place preparatory to putting m the foundations of the exstensive shopsof which- we gave a dotailed description two’ or three weeks sgo, and just as soon as the frost is out of the ground, work will be- on structures that in all probability will be the nuclens of & new town of five or six thou- sand inhabitants within two years, and, by the growth of the city in that diréction, will extend the continnous lino of buildings all the way from the present limits of the city (mprovements o & mile or two beyond Central Park. To somse of those who have gone out there during the re- cent sesson of rough weather to look over the expause of flat, urinviting prairie, the above orobabilities may almost secm like imposaibili- ies, and - yet thore aro sound reasons for be- lieving that this will be the result of the estab- ishment of as extensive a hive of industry as the Northwestern® Car Works. i Tho- car-works, however, are not the anly stimulating cause of tho incresaing value of ground in that quarter of the suburbs. Thres new railrosds—having their city depots near the contre of business, and, therofore, available for suburban travel—have been constructed through the northwestern suburbs west of Central and Humboldt Parks during the last six months. Not loss than half-a-dozen new suburban sta- tions on these roads, all within a district about four miles square, are now eithor under contrack or their locations, at least, tixed. The extensive improvements alresdy made on Cantral Park, and the pushing out of the city in that direction,—all these circumstances com- bine to inspire confidence in s unusual creaso of improvements and population, and in a an increase in values in t direction this spring. That capitalists believo this wilt bo tho case, ia shown by their purchases of land. Wo learn of the following sales of acres in that direction during the last two weeks: - Ten acres .corner of Crawford avenue and Madison street, sold by W. D. Kerfoot, for £40,000: In July of last year, theso 10 acres were bought for 325,000, sliowing an sdvance of 80 per cent in eight months. - Two acres on Washington street, cornor of Main street, being over 1¢ mile west of tho new car-works, sold by Snyder & Lee. for 87,200, which is at the rate of about $20 per front foou for lots 200 feet deep. This property is about five miles from the Court-House, and, compared with prices the same distanco from tho Court-House in other diroctions, is still low, Dotwithstandmg the sdvance of sbout 100 per cont in the last - year 40 acres bounded north by Madison stroet and west by Hi avenue, gold by W. H. Darby for $160,000. Mr. Derby bought” this land in Julr for $1,850 per acro, and gets an advance of $2,150 per acro. One resson, however, of hix being able to get 80 large an advance is, that he bought largoly for cash and_sells on long tima and easy terms, the purchasors sgresing build two residonces to cost, sy 25,000 or £6.000 each, on tho Madison street front, ani make other improvements, this summer. Mr. J. D. Harvey will also build a $10,000 residence on the corner of Crawford avonue and Madlson street, near the others, this summer. Twenty acres in Bec. 3, Town 39,13, being over 2 half a mile north of the proposed Norihwest- ern car shops, was sold yesterday for $1,500 per acre. All the land north of the Galena Division of the. Northwestern Railroad sells for lower prices than the Jand south of it, the Iattor being ‘more in the line of the extonsion of impro7e- ments out Madison street to Central Park aad beyond it FUBTIEB SOUTHWAED ° we loarn of the sale of two and a half acres on Westorn avenne, at Laughton streot, for 814,060, and one scre at Lasmdale for $2,500. NEARER TG THE CITY we loarn of tho esle of $16 feet on Madisfa street and Kedzie avenue for $15,000. AUCTION SALE. Mr. W. H. Clark, one of theownersof * Clyds,® on the line of C., B. & Q. B. R., two miles west of Lawndale, will holdan auction of 120 lots at that place in the first week in April. A station and a number of dwellings have been built _thera during the last year, and Mr. Clark is_preparing to set ont about 800 trees thera this spring. STREET RAILWAY EXTEXSIONS. The street railway track in Clark street from TRandolph to Twelfth is now complete. A track is yot to b laid in Twolfth atreet from Clark ta State. Thia will be done some time this spring. and when completed the State strect horse-cars will turn off into Clark at Twelltn strest sad ruan north to Randolph. If it were not for the Gog-in-the-manger policy of some of the Clark street property-owners, the much-needed con- nection with the North Eide railways conid then e made over Clark street bridge. ° ‘Another instance of opposition to street ways comes up in the expresaion of a meetin South Halsted street Bprapenyfiwnem. proposed to widen Halsted “streer south of Archer avenue to s uniform widih of €0 feet, This is well enough, and would undoubtodly add to the value of the property fronting on it.. Bat for soms reason, or want of reason, the con- struction of a street railway on Halated strovt from_Archer avenue to the Block Yards is; op- pa.:& thongh it ia altogether probable that would add more to the valge of the prope:ty than the widening of the street. _ . BEAL ESTATE LOANS are working moro easily, but the rate of intarest in firm at 10 per cent, except in instauczs of choico property with a large m=rgin, where 0 per cent is the figuro. The extent of operations :3 not large, nor is likely to b at these rates, but it is noticesble that more money is offered 'and the process of negotiations more ready, thau & few weeks ago. A clasaof loans is on tho in- crease, and bids fair to roach considesabiq
