The condition of the real estate market is still “ between hay and grass,” as a farmerwouldeay. The unsettled feeling in regard to monoy mat- ters during tho first six weeks of the year ex- ercised a depreesive influence on the spoculative activity, and this is even yot having some effect in the same direction, as money ia still tight in the East, where alarge amountof the capital bas always come from to buy Chicago real es- tate. Tho weather also has been extremely un- favorable to sales of suburban lands and lots, and though there is.a feeling of restored cond- dence in the West now in regard to the supply of money, itcannotbe expected that real estate eales will increase much until we hava more favorablo weather for driving and getting around the suburbs. Notwithstanding these circumstances, the volame of roal estate transfers has been mnch larger during the Iast two months than ever before in the same season of the year. It wasa subject of remark last year that the volume of tranafers in the first quarter of 1872 were greater than in the corresponding period of 1871. Values range thero from 93,000 and 3,500 por acre in the neighborhood west of Central Park and arouud the site of the new Northwestern car shops, to £700 and 2800 per acre two or three miles west- ward, and_ moro sales of acres have been made there than in lngoflmx suburban quarter, except, perhaps, aroun WASHINGTON HEIGIHTS, where an aggregate of 31,000,000 worth of prop- erty in acres and villaga lots has boen sold with- in the last month. The property-owners in Washington Ke}hm are, however, active, enter- prising mon, and aro nntirinf in their efforts tu improve their quacter. They bave already raised $50,000 for the establishment of a milita- 1y school, and are now trying to raise £100,008 Tmoro for & female college. WEAT WILL BE DONE ON THE SOUTH PARLS THIS SPELNG. > From the South Park Commissioners we learn that all the money to be expended by them thia spring will be concentrated on the north fifty acresof the South Park, and on the complotion of the improvement of the two boulevards lead- ing to it. Bince laat fall the whole of this fifty acres has been graded, and the greater portion of it filled up from nine inches in some parts, to five feot in others. The whole of it has been planted with groups of somo of the finest forest troes over set out around Chicago, and by the middle of June the whole surface will be mado into fine greensward, ornamented with groups of shrubbery. By that time also thero will be two carriage rosds and at least two walks thai will wind around, eo as to take tho pedestrisn to any part of “the fifty acres. This is the part of the new park grounds npearest to the city. It is easily accessible by the Cottage Grove horso-cars - and the Hydo Park dummy, for ell classes of ~people, aud ite improvement in preference to any other part of the new parks is eminently proper, as it will give to all ke opportunities for the pleassnt recreation which wad the object of the establish- ment of the parks. THE BOULEVARDS to the South Park will also bo greatly improved early thia spring. Tue central plgmix:lg space in Drexel boulevard 1s being graded, and will b ornamented with forest trees, shrube, and flow- ers, early this spring, all tho way to Fifty-first street. Tho contractors for the trees on Bouth Park boulevard have been obliged to resct botter ones in placo of many that wers poor and un- sighily, and tho plantiog upases o either cide of the central driveway will be sodded or sown with grass as soon s tho weather wil permit. Befora the end of June the drive down one boulevard to, and throngh the park and back by the other, will be one of the most attractive to be found sbout any Ameri- can city. - Both boulevards will also be rendered more at- tractivo by the building of handsome roaidences, of which the owners of property in that vicinity are counting up on their fingers about a dozen that will be erected this spring and summoer. THE BALITIMORE & OHIO EAILROAD. Tke line of this new road has boex located ag far north as a depot in the town of South Chica~ go. The Company will probably also closa a con-- tract with the Illinois Central for depot privi- leges with that road in their depot on tho lake hore, but the route of the new road from South Chicage to & connection with the Illinois Central has not been settled yet. The company want to como in directly along the lako shore from South Chicago to a junctionwith the Tlinois Central st Hydo Park; bnt, aa this would tako them along lake front of ihe South Park, they will probably meet with opposition. The owners of the land midway botween the Pittsburgh & Fort Wayne and the lake shoie ‘would also, in this case, lose the benefit of tho ‘means of making their property acceasible and available for suburban resideuces, and will prot- ably offer inducements for the Company to se- lect a ronte further inland. THE EVANSTON RAILEOAD FROJECT seems to havo been abandonod—at, least we hear pothing more of it from property-owners, who ought to ho interested enough to know some- thing about its prospects, CHEAP DUSINESS RENTS and good stores are gradually drawing as mach trade back to the northeast ?unfler of the busi- ness district,—say north of Washington strect and east of Clark,—as was there before the fira.
