DESCRIPTION. ‘To make the summer wardrobe “most attractive, the daintiest frocks coe last. And this season elegant ‘laces and embroideries are so begull- “ing that the use of tnem makes a sim- ple frock attractive, The tunic skirt and capes are occupying the centre of the fashion stage at present, and every day sees the Russian tunic in @eme new phase. They are plain and plaited, attached from the belt and from the hip@, in double tier and triple tier, and trimmed in such verious ways that the fear of all otie's summer dreases looking alike which haunted tr fastidious women when the long tunic first appeared has been abandoned. And in speaking of tunics, it ts _@earcely necessary to mention what @n easy means of rejuvenation the tunto has been to the plain skirted Greases of one or two seasons back. In fact, the design I am showing has @ plain two-piece skirt part which on the figure at the left is pictured of watermelon pink French crepe, and is trimmed in an effective manner with self color taffeta bands around the bottom of the skirt. Though the long straight tunic hangs over the top band, the latter is nevertheless quite obvious, as the tunic is open in front and parts away in airy gracefulness, At the same time a line of taffeta buttons and loops are seen to trim the skirt up the centre front. Dainty, indeed, is the waist of fhis model, which is gathered on the shoulder line end cut to a point in front, while the back is cut straight and left to drop in hood effect in back. A dainty lace yoke is revealed, the game being used for a sash drapery se, the hips, ending in @ soft knot ends low in back. The long ves, close fitting at the wrists, are very, modish trimmed in triple bands of the taffeta, and bring the waist Sito wonderful harmony with the ekirt, If desired, the tunic of this model could be of chiffon cloth to matoh in color the crepe of the dress, and in that instance the third band of taffeta would be revealed through the transparency all the way around. Lace banding in an effective pat- tern {s shown as the main trimming of a sheer book muslin dress on the figuro at the right. Allover lace to match is used for the pointed yoke, which is attached to @ net lining. Property owners are willing to sell land on monthly pay- ments—why not go a little further and add to the price of the land the cost of the building and their profit and take easy payments on the whole? The person who buys @ home on this plan is willing to give a fair price and to pay 6 per cent on the entire un- paid balance. If the terms are $30 monthly on a $3,000 proposition, he will pay off $160 the first year on the principal, the balance of the $360 going toward taxes and interest, The !n- terest charges become less each year faa the amount of the principal be- comes smaller, and in a comparatively short time t purchaser has a deed to his property. subject to either a straight first mortgage or a building- and-loan mortgage. The time is not far distant when all successful real estate developers will have to sell homes without requiring & first payment and on terms just like rent. And when this plan of selling homes is taken up and actively pushed by all of our big operators, as it soon will be, we will have the biggest boom there has ever been in the history of suburban real estate. It will not be simply a land boom. It will be a building boom. It will bring prosperity to the owners of well located land; to all building trades; to the people who buy their homes. —— LONG ISLAND TRAIN KILLS MAX BOEHM, REALTY MAN Struck Him as He Attempted to Cross Tracks at Far Rockaway Near Home. Max Boehm of Far Rockaway who, with his brother, Isaac Boehm, con- stituted the Borough Realty Company at No, 99 Nassau street, Manhattan, was instantly killed by a New York- bound Long Island train shortly efter 8 o'clock this morning. The accident occurred at the Channel avenue crogs- ing, between Far Rockaway and Edgemere. Boehm {s sald to have attempted to cross the track directly in front of the train. This is the third fatality at the Channel avenue crossing In nine months, The other victims were Col, John T, Woods and John Wet- buhe. The crossing is a few blocks from Edgemere and trains approach it on a curve.
