He has been a leader for over two decades in the largest subur- ban operations of a score of cities between Boston and Chicago, his companies holding $12,000,000 of realty in Brooklyn alone. ‘Newspapers are great factors in de- veloping interest in real estate, and the part taken by the New York World has been conspicuously to the advan- tage of the operator. Real estate departments of most of the New York papers are subject to one serious criticism, it seems to me, and that 18 to eay their point of view is that of the trader rather than investor, Out Of one hundred sales recorded in Naw York City ninety of them are mado for the purpose of securing # home or mak- ing an investment while the percentage of purchases made by the professional trader is almost negligible. Yet ninety Per cent, of the space given to the dis- cussion of real estaté mattors 1s de- voted to recent or prospective sales, ‘and studies of conditions governing the market tn the immediate future. The newspaper editors seem to think that the public wants to know what will happen this summer or next fall, when really a far larger public is con- cerned with what is going to happen in the next five or ten years, The rea- fon 1s simple: When a man buys a home or makes @ real estate invest- ment he realizes he is committed to fomething of more or less permanent nature. He doesn't expect to scalp the market, but hopes as the years pass to find his property becoming more and more valuable, We are occasionally making purchases in thirty-five or forty cities of this country, and in Investi- ating local conditions we pay no at- tention whatever to the present condi- tion of the market, and everything to the tendency of prices over @ period of years. Looking at New York City real estate from this point of view, one must ac- knowledge that great changes will take place in price levels in the next five or ten years. @ome prices ate going down, some will remain stationary and some will go up. From the fact that 200,000 new settle in New York every year, mendous influence {s cri any serious recession of but it you can point out place people are likely to settle five years hence you will be selecting the places where values are most likely to increase.
