Placed on the market only last Sunday, it has taken pre-eminence as the most important real estate move- ment that has ever been seen in this city, and the first day’s sales broke all previous records. It possesses marked advantages over anything else in the vicinity. Very great pains have been taken to insure the buyers the conveniences of liie. Before a single advertisement was put in the papers con- tracts were made with the City of Columbia where- by its Cedar River water is to be piped to every lot. (The pipes, incidentally, will be laid before next Sun- day. Likewise the plat of the addition was first ac- cepted by the county commissioners before a single lot was sold. Every buyer gets an abstract showing the title to be free and clear of all encumbrances. Taxes in Claremont are as light as the proverbial feather; the soil is good, sandy loam, with excellent drainage toward the lake. The view from the summit of the knoll on a clear day is an inspiration. A ride of seventeen minutes on the Washington Street car line brings one to Claremont. Within six months Mr. Osgood, the president of-the road, assures its patrons double tracks and a five-minute service, and a decided jump in value is bound to follow this move. The lots are selling at prices ranging from $75 up to $150, on terms of $10 cash and $5 a month, The “best streets” are restricted, and no house will be allowed nearer than ten fect of the front line. One does not need a tivid imagination to see what that fact alone means to the future value of lots on those particular streets. Stores, schools (excellent schools, by the ae, churches and good neighbors are within three blocks. Sidewalks are being laid just as quickly as men can work, and the pipes for water will be put in by Sun- day. So sure are the directors of the future value of Claremont, that ample funds are available for home- building. Messrs. Downing & Leighton are contracting with builders to erect houses, not by ones and twos, but by the dozen and score; the result is, a home can ac- tially be built in C ‘laremont for 25 to 35 per cent. less than is possible in any other part of the city. Twenty plans have been prepared ard each one i Stylish and convenient. A small cash payment, as lew as $90, enables anybody to build their own home, in any fashion, move into it and let the rent pay for i as little as $12.50 and as much as $30 a month, accord- ing to the size of the house. Very near two hundred lots have been sold so far, and crowds are going every day to view the prop- erty. Free tickets are issued at the offices of Down- ing & Leighton, in the Bailey Building, and special cars leave First Avenue and Washington Street every half hour—on Sundays every fifteen minutes.
