Auction Sale In Oakland — News From Alameda, San Jose and Stockton. There is no property in San Francisco being sacrificed at the present time, but there is much good property being offered here at priges that will insure investors large returns within a very few years, and the class of men who are making in- vestments attests the faith that is felt in San Francisco’s future by those who are best able to study carefully the situation here as it now exists. Property values especially in growing centers of trade are not an accurate in- dex of the aegree of prosperity such a place may enjoy. United States are property values fixed. There is the speculative feature of buy- ing and selling property which too often either leads the investor to pay more than ! the property is worth from the standpoint of a business investment, or to undervalue | the property and make an offer that is considerably below what it actually ought to sell for. In one case he makes thein- vestment on the prospective valuation— the value the property will attain at some time in the near future—and in the other instance he considers the actual conditions as they may exist during some period of depression and places a value on the prop- erty which is below the amount repre- sented by its actual intrinsic worth. The general rule, however, that investments in L}ropert}- are safe has been exemplified in Ban Franciscc prominent city of the United States, and the man who makes a judicious invest- ment in San Francisco property to-da will realize the same returns on this in- vestment that the thousands of people have who have already made fortunes out of San Francisco realty. REVIEW OF THE RECORDS. . There was a noticeable increase in the | recorded real estate trunsfers of the past week, opposite many of which were set im- portant sums in place of the usual $10 con- siderations. The loan made by the German Savings and Loan Society of $150,000 to W. Crocker at 614 per cent was the largest re- corded on City property during the pas week. It was, however, merely made for the purpose of canceling another loan of the amount, but bearing a higher rate of interest. The security covers 50x165 feet on the southeast line of Market street, 375 feet southwest of Sixth. Other large loans were: By the Hibernia Bavings and Loan Society $23,000, for one year at 7 per cent on 50x100 on the south- east line of Park avenue, 200 southwest of City Hall avenue, 100x80 on the south- west Iine of Sixth street, 75 feet southeast of Brannan, and 50x137:6 on the south line of Fell street, 137:6 east of Pierce; by Ellen C. Sargent, $11,700, for one year at 8 per cent on 25x137:6, on the north line of Geary, 87:6 west of Jones; by the Hibernia Savings and Loan Society year at 614 per cent, on 80x160 on the south- east line of Mission, 146:6 southwest of Tenth; for two years at 12 per cent, on Santa Clara property; by the California Title Insur-| ance and Trust Company $9000, for two years at 614 per cent per annum, on 75:314x91, on the west line of Vaiencia, 200 south of Twenty-third street; and by German Savings and Loan Society $10,500, for one year at 64 per cent, on 25x122:6, on the west line of Shotwell, 125 north of Eighteenth street. The most important releases from mort- gages recorded were the following: By the German Savings and Loan Society, $45,000, on the property of irregular shape in 50- vara block 97, on the west line of Kearnv street, 22:6 :5, south 62:6, etc.; by the Hibernia avings and Loan Society, $12,500, on lot 60x88 on the northwest corner of Valencia and Seventeenth streets; by the German | Savings and Loan Society, $3000, on 75x114 on the southeast corner of Jersey and 8an- | chez streets, and by the Hibernia Savings and Loan Society, $14,000, on 80x160 on the southeast line of Mission, 146:6 southwest of Tenth street. During the past week there was recorded | a deed of trust from the Stanislaus and San Joaquin Water Com}l)‘any to the Cali- fornia Safe Deposit and Trust Company. It was for $3: for twenty years at 6 per cent and covers all the water rights and other property of the water company in Calaveras and Tuoiumne counties as well as San Francisco real estate. A. H. Lissak of 0. F. von Rhein & Co. reports the sale of a store and office build- ing in the vicinity of Stockton street and Montgomery avenue for $35,000. title of the property is still under examina- tion the transaction is not of record. purchaser is said to be & business man of this City. Reid of Reid Brothers, architects, returned last week from a three months’ tour of England and France. Wendell Easton of Easton, Eldridge & Co. 1s expected home from Europe to- morrow. A. J. Rich & Co. report the lease of the store 47x162 in the Gutzkow building on Market street to the Fairchild Shoe Com- pany for a period of ten years. Rapid headway is being made on the new building of the Native Sons of the Golden West on Mason street. The roof is on and the plastering and_electrical work | is being completed. The building will be | completed by the middle of Novem ber. Several sales ranging from $500 to $1600 | have been reported in the block bounded | by California and Lake streets and Elev- | enth and Twelfth avenues, in Richmond, | which block is in the hands of Madison & | Burke. Patrick Minehan is to build a two-story frame house on the south side of Freelon street, 100 east of Fourth; William Gleason, a three-story | flat on the same street, 150 feet east of | Fourth; Jeremiah McCarthy, a two-story flat on the south side of Welsh street, 175 | feet west of Fourth. John Horstman has just completed a two-story brick 50x100 on Bryant street, near Fifth, and George Braendlein a three-story frame building 50x120 on Brannan sfreet, near Fifth. Work is progressing favorably on St. Rose’s hurch, which was also damaged by the fire. The insurance was so arranged that the congregation was not much the loser. | The edi%ce will be ready for occupancy by the first of the year. One of the | executorsis the real estate dealer, Thomas Magee. | The Stockton Daily Mail says the town | of Escalon, on the line of the new San Joa- | quin Valley Raiiread, is where fortunes | will be made in a very short time. Escalon, | situated in the southeastern part of San | Joaquin County, will be the principal shipping point for the large surrounding | country . and bids_fair to be a lively | that point. The Stockton colony adjoins the town of Escalon and lies in the heart | of California’s early fruit belt. Itisabout equi-distant from the main line of the | Southern Pacific and its branch road from Stockton to Merced via Oakdale. All | necessary passenger and freight depots for | the new Valley road have already been arranged for at Escalon. If irrigation should be needed on the colony lands it will be afforded by the Stanislaus and San | Joaquin Water Company’s canals at $1 50 per acre per annum. The property of this town and colony, although placed upon the market about a week ago by E. E. Har- low & Co., real-estate brokers of Stockton, is reported to have met an eager demand. C. 8. Young, owner of the “Searchlight Addition” to the city of Stockton, says that he now has the best selling subdivision | property he has had in three years. Al- though the corrected survey and map is not yet of record, he has sold over $20,000 | worth of lots, last week’s total amounting | t0$6000. Last Saturday the surveyor com- | pleted the new survey of the addition and | the new map will be filed for record in a few | days. The deed to the right of way through the addition to the Valley road has been executed and the passenger-depot site located. Already applications have been received for nearly all of the. lots in the vicinity of the depot. Chief Engineer Storey promises to have ready within a few days for the owner's signa- ture, the deed of the depot site, when the title to this portion of thedproperty will pass to the San Francisco and San Joaquin | Valley Railroad Company. Colonel W. G. Hawl broker of San Jose, writes: The money market being much easier by reason of its seeking investment in purchases and on mortgages at reduced rates of interest causes & much better feeling in Santa Clara County. Quite & number of small orchards have been sold very recently, and city property | in San Jose is being transferred, notably the | block where the old theater stood, purchased by | J. Dougherty, on which he proposes to erect an elegant four-story brick, covering the entire lot. Loaus are béing made now at 8 per cent for large ones, where only a short time since | they asked 9 per cent, and we have made two | aggregating $86,500 &t that figure this month, besides several small ones. Prices on real estate are lower than they have been since | 1887, and some good orchards can be had at | $325 to $400 per acre,a price never touched | since the boom. In fact, both city and country | property can be had at bedrock prices, and the | money ‘market becoming easier insures in- | | creased activity in our line. Mendell Welcker, owner of the Terminal water front tract of Stockton, reports the sale of 37 lots within the past ten days. | On Saturday September 2, at 2 o’clock | p. &, William J. Dingee will conduct his second auction sale of realty at his sales- | rooms on Eighth street, Oakland. The | property to be offered at that time consists | of eiéven business lots fronting on San Pablo avenue and Twenty-third street, right in the heart of the business growth of | the city of Oakland. As the sale is by order of court the property will be sold without | reserve and on the advertised terms. Being un- familiar with the duties of his new tion, however, he neglected to keep away from the monkey cage, and one of the animals severely chewed his left hand. As a result McCarty will not travel with the circus. ¢ . — MISSION AT ST. ANTHONY'S. A Week’s Services Begun for German and Swiss Catholics. A mission was opened last night in St. Anthony’s Church on Army street, near Folsom, by Fathers Benedict and Dominic of the Benedictines of Mt. Angel, Or. The church was crowded at both morning and evening services, at which Father Benedict discoursed on the purposes of the mission and delivered a sermon on *Faith.” The mission will be continued during the week with mass and sermon at 9 A. M. each day, and devotion and sermon at 7:30 P. M. It was opened for the Swiss and German Catholics living west of Twentieth and Mission streets, as far south as the county line, including the Potrero, and it is ex- pected that the work of the Benedictines will do much toward perfecting the organ- ization of the new parish WEATHER BUREAU REPORT.
