Notwithstanding the success of the sales of the Carman and Post estates in establishing the value of property-on Manhattan Island, it must be ad- mitted that the season is backward in bulk of prop- erty transierred ; but, following the precedents of recent seasons, there is yet opportunity for and a Feasonable prospect of large transactions in the rea: estate market of the city up te the middie of Jane. A LIVELY INTEREST IN WESTCHESTER REAL ESTATE, particularly in the towns of Morrisania, West Farms and Kingsbridge, which are now knocking londiy at the city’s gates jor annexation, may be expected during the same period. Transactions in this suburban quarter have been dull of late, in aympathy with the sluggishness of city real estate sales, but without adequate cause. When sales of city lots came to a comparative standstill on the close ofthe season of 1809, owing to @ panic caused by the mere contemplation of the unheardf high prices then prevailing, while no financial stringency necessitated # check on operations, transactions in Westchester lands, influenced by’ the same panic, became still more flat. It is easy enough Lo point out the cause of this phase of the panic, but uo suficient reagon tor it 1s apparent. The high prices ruling in'the city were ‘Startling as compared with former quotations for Jots on tne island, although amply justified by ex- simples in the Old World cities; but Westchester prices covid not be regarded as extraordinary, under the circumstances of their then present and Prospective availability for municipal purposes, even when compared with their value for other uses, Relerring now more particularly to LANDS IN BULK, snd the more valuabie on that account as available for restriction, regulation and general improve- ment, Westcvester property then presented the most favorable possible conditions for investment on a “hard pan” basis, These conditions were, prices not far removed from the value of desira- ble agricultural land near a city, with good scttle- ments crystallizing in their vicinity and the city advancing towara them with rapid strides, svon to be hastened by QUICK TRANSIT AND ANNEXATION. With such investme nts, promising an almost cer- tain return of at least seven per cent on cost above all charges, and the prospect of a ten. fold anu even greater rise in the near future as & reasonable probability, nothing could , be safer. The RALLKOAD IMPROVEMENTS on Fourth avenue are progressing with reasonable rapidity, and they point to four tracks from the Grand Central depot to White Plains, with a prob- able distributing station above Woodlawn, where the New Haven road branches of, at a point that will be at or very near the northeasterly cur- mer of the Empire City, aiter the accomplish- Ment of the proposed annexation. In adaitien to these is the roadbed already constructed for the New York and Boston Railroad, between the fHud- son River and Harlem Belroedh | in the intervening valley and 1ollowing along the of the Spuyten Duyvil branch to High ridge the roadbed already constructed oi the Bariem River and Port Chester Kailroad, and @ line already surveyed for the New York, W herag tent aud Hoston Railroad, between tne latter road and theHariem. One hundred years ago this eastern branch was really the main road, and em- braced that portion of the present Broadway run- ning southward trom Twenty-third street to Seven- teenth street, and then continuing through what ti now cailed the Bowery, Chatham street and Par! row to the head of Broadway proper, at what now the site of the new Post OMice, Broadway to Canal -street was then but a cow path, but it was afterwards extended nortuward, until it intersected the old Post road at Seven- teenth street. ‘then there was noroad on the west side of the island. ‘The farmers who lived on that side came eastward across the island by farm roads, through the woods, to the Post road i order to come to tie city. WHEN THE CITY WAS MAPPED OUT * in 1807, with the strects and avennes at right angics, both the branches of Broadway were obliterated by law; but the owners of the property on the western Brauch, some twenty-five years aiterwards, had the map of the city altered py legigiat.ve enactinent so us to retain it as a strect. ‘Lhe consequence was that it retained all the pres- tage of being the wain street of the city, and, as it ran diagonally across the rectangular bloeks, it in- tersected the Filth, Sixth, Seventh, Eighth, Ninth and Tenth avenues, all of whien’ thus became tributary to it, and )t became the grand outlet tor all tue proporty lying north of it. It will be noticed by those conversant with real cstate matters that ‘TH’ INFLUENOS OF BROADWAY UPON PROPERTY to the southward 1s but very slight, as the avenues in that direction trend from it, and have their ter- mini nowhere, so to speak, They lead from, and not to, the main trunk or great business artery of the city. Had the OWNERS OF REAL ESTATE ON THE EAST SIDE Possessed the sume /oresight as those on the west side, ty would have Lad Broadway extended in a straight line irom where Grace Chureh now stands to the point where it would intersect the east- ern branch, which would be about the corner of Lexipgton avenue and 'wenty-seventh street. From that point northward Lexington avenue is a part of the old post road, and that intersected the Third avenue at Forty- third street, and the Second avenue about Fity. third street, the Fourth avenue should have been cut through’ to Broadway. and Thirteenth street, and Madison avenue to Broadway and Nineteenth street. This might yet be done, and would repay the cost o! the improvement twice over in the en- hanced value of Fourth and Madison avenue lots all the way to Hariem River. _ It is now too late to make any alteration of the map of the city that would benefit real estate east of Fourth avenue. To usc an English railroad phrase, it 1s “shunted off,” and must ever hereaiter remain as a side show to the great circus.
