McDougal INDUSTR FORUM A landlord must satisfy the Rent Office that he is aeting in good faith when he seeks an_ eviction certifieate, Rent Director, Freeman L. Knight, declared Friday. “It is not enough,” Knight said, “for a landlord to petition for a certificate on grounds permitted by law. He must also show that he actually will use the certificate for the reasons stated and he must con- ce us that he isn’t retaliating against his tenant.” As an example of this, the Dir- ector said that an eviction certifi- cate sought by a* landlord soon after his tenant has entered a complaint with the Rent Office could be questioned for its “good faith” and might be turned down for that reason, Explaining the importance of de- | termining a landlord’s intentions, Knight said: “Put yourself in the tenant’s position. If you can’t feel secure against unjustified eviction you’re not likely to make a com- plaint to the Rent Office, no matter what grounds you may have for complaint. “Nor can this requirement be called a hardship on landlords,” he maintained. “‘We don’t prevent a landlord from obtaining posses- sion of his property. On the con- trary, the Rent Regulation lists numerous grounds for eviction. What we do require is that the landlord give us satisfactory evid- ence that his action to evict a ten- ant is in ‘‘good faith.” “Information has reached our office indicating that owners of cer- tain housing accomodations have prevailed on permanent tenants to vacate so that they may rent to seasonal tenants at rates’ in ex- cess of the legal maximum rent. This constitutes a violation of the Rent Regulations and the Federal Eviction Regulations. In ’53 Will Be Constructed At Corter Of South And Simonton Streets Strunk Lumber Yard will erect four fire proof buildings on their newly acquired land on Front and Simonton streets in the next year, E. A. Strunk, Jr. announced today. The $25,000 site which has 100 feet on Front and 300 feet on Simon- ton will be used until then for an out-door storage place for brick, sewer pipes, sand, rock and other building materials, Strunk said. An eight foot high galvanized wire fence will enclose the property shortly. Grading is taking place next week. Strunk is closing in only two-thirds of the property, since there are old cisterns on the re- maining third. The president of the lumber yard bought the valuable site from Wm. Curry and Sons, of which A. Mait- land Adams is president. Adams is doing considerable renovating at the adjacent Curry and Sons build- ing, but prefers to wait three weeks before announcing his specific Plans on that property. Strunk meanwhile is preparing his site for the fire proof ware- houses which will cost about $25,- 000. His own company will erect them. A veteran in the lumber business, Strunk started his career back in 1919. He established his own com- pany in 1938. His son Edward Strunk Ill is secretary-treasurer. Offices of the company are and will remain at 120 Simonton street. Strunk said that he did not pur- chase any waterfront land from Wm. Curry and Sons. Per capita sales increased from $196 to $601. Percentage . change in those years was 485 a- mount of retail sales and 206 per centage change in 1948. The popu- lation change was 90.8 per cent.
