REAL ESTATE. LOW-C0ST HOUSES HELD PRACTICABLE Income Possibilities Bank-Owned Land Are Cited. Much of the undeveloped land held by private financial institutions throughout the country may be con- verted into income-producing assets | by the construction of low-priced home subdivisions, Federal Housing Admin- istrator Stewart McDonald pointed out today. Banks and ‘other institutions in | scores of communities couid gain added revenues, McDonald said, if they would create such subdivisions in collaboration with competent builders and materials dealers. The Housing Administration, he added, would pro- vide as much co-operation and asisst- ance as possible. Such developments would aid in relieving the tax burden on such property and turn them into assets, An intimation of the existing mar- ket for low-priced homes in a price range of less than $3,000 was demon- strated by Nation-wide reaction to the | publication of the booklet, “Principles of Planning Small Houses.” Inquiries received in the Washington offices of | the Housing Administration exceeded 3,000 within less than three weeks. | Additional thousands of requests were | received in the 63 field offices, A definite market for a home within & price range of between $1,200 and $2,500 exists in most communities, and the Housing Administrator expressed the belief that development of tracts of land held by banks would be suc- cessful ventures when well planned and carefully developed. Through group building, it was pointed out, the low-priced home may be financed through private lending institutions and offered at a reasonable cost under terms of the insured mort- gage system. Co-operation of banks, local build- ers, and Housing Administration work- ers can create a new type of low- priced home subdivision, Mr.McDonald said, that would fill an ever-increasing demand. ENGINEERS TO TAKE PART IN CONVENTION Heating and Ventilating Session to Discuss Expansion Re- search Program. Washington engineers will play a prominent part in the Midsummer convention of the American Society of Heating and Ventilating Engineers, which will be held June 22-24 at Buck Hill Falls, Pa One of the chief topics for discus- sion at the meeting will be the ex- pansion of the research program, which celebrates its 20th anniversary this year. The American Society of | Heating and Ventilating Engineers is | distinctive as being the only profes- sional organization which maintains its own research laboratory for the development of the fundamentals be- hind engineering for human comfort, and a considerable broadening of the scope of activities is particularly es- sentfal at this time, due to the rise of air conditioning to a prominent posi- tion in the industrial world. A program for financing will be dis- cussed, in connection with which will be featured the publicizing, through the use of an appropriate emblem, the | fact that an individual or organiza- | tion is doing his or their part toward | getting the facts behind construction | and application of air conditioning end allied equipment and material The research program for this year s under the direction of Col. W. A. Danielson as chairman, assisted by ’r.J H. Urdahl, consulting engineer of Washington, and E. W. Goodwin, mechanical engineer of the procure- ment division, United States Treasury | Department, Washington, and C. E. | Lewis of Dayton, Ohio, and Prof. A. P. | Kratz of the University of Ilinois as | vice chairmen. Dr. A. C. Willard, | president of the University of Illinofs, | is technical adviser to the Committee on Research and F. C. Houghten is the director of the soclety’s laboratory | activities in Pittsburgh. The Research | Committee, in addition to the above, | is made up of 12 engineer members, who are prominent in the field of heating, ventilating and air condi- tioning. — FEWER FORECLOSURES | Conveyances under foreclosure in Manhattan during the first five months of 1936 totaled 820 on prop- erties having an aggregate assessed | valuation of $93,012,700, as compared with 915 such conveyances of prop- erty worth $118,033,100 in the same | period last year. During the five months 627 mort- | gage extensions totaling $83,688,490 | were tecorded in the principal borough | of New York City, against 476 exten- #ions involving $37,406,155 in the 1935 period, indicating that more institu- tions are willing to carry borrowers slong instead of demanding payment. P e S e S e of Never Again Home Modernization Hot Weather Puts Claim: Real BY LAWRENCE CROLIUS. . “Is it true what they say about air conditioning?” That is a question which is no doubt entering many peo- ple’s minds now that hot weather has descended upon us full force. We | have all heard a great deal about the great new industry which will in time | bring about great changes in our en- vironment, but most of us are a lit- tle vague about its possibilities at the present time. Our offices, stores, theaters and other every-day haunts are nearly all | equipped for Summer comfort, but as | yet there has been a relatively small | amount done in the direction of pro- viding the same comfort in our homes. Last week we discussed the business of installing air-circulator equipment in any size hom or apartment and gave a brief outline of the simplicity of installation and operation of this basic type of air conditioner. | Let’s look around a bit more and | see what else can be done to tide us | over those hot, sticky mid-Summer | days and nights. The units to do a job of that sort aren't expensive and usually are equipped with at- tractively decorated cabinets which are additions to the decoration of any room. In addition to cooling the air which is passed through these air condition- ers, & large quantity of moisture will be condensed on the coel colls, thereby lowering the relative humidity and making you much more camfortable, even though you don't lower the tem- perature to a very great extent. This same type of equipment may be used in connection with an ice- melting tank or bunker, the cold water circulated over the cakes of ice being utilized in either the central or unit coolers. A system of this sort is us- ually good for only very short-time occupancy. Some ingenious people have ob- tained a considerable amount of relief from the heat by running a small per- forated pipe down the ridge of the room and running ordinary tap water through it and down over the shingles. | The evaporating water will dissipate a great deal of heat which otherwise would have passed into the attic space and heated up the entire house. e DEVICE SAVES MONEY New Type Showerhead Conserves Water and Heat.
