REAL ESTATE, REAL ESTATE. y o A 5 - Views of Bqautiful Gardens of Wesley Heights Homes NEW WARM AR UNITIS PERFECTED " Conditioner for Small House Is Moderately Priced. Operation Explained. The development by the General Electric Co. of a new direct-fired warm air conditioner especially designed for the small house and priced to place ‘Winter air conditioning within the reach of the small home owner has * just been announced by J. J. Donovan, manager of the air conditioning de- partment. market immediately, ment said. Air conditioning has but recently started to make definite progress in the residential field, and its greatest use to date has been in commercial applications for profit. With the wide appeal it has made to the general public, which is now accustomed to its benefits in stores, theaters, hotels and such applications, it has for some time been obvious that air condition- ing would eventually supplant other forms of heating and would be em- bodied in all new home construction. That frequently forecast progress has definitely started during the past year, but has been largely confined to higher priced homes. The advance of air conditioning in smaller and moderately priced homes is expected to materialize more swiftly with this new development which assures the smell home owner of the benefits of conditioned air and economical oil heating at a price within his reach. Battle of Air and Oil. ‘The new product, designed for the home of about six rooms, combines It will be placed on the the announce- homes in suburban Wesley Heig! nue. in one compact oil-burning unit all i the functions of heating and Winter air conditioning. The now well-estab- lished principle of impact-expansion atomization announced three years &go when General Electric introduced its oil furnace, and until now featured exclusively in that furnace, is incor- porated in the new warm air condi- tioner. The principle embodies a veritable battle between streams of alr and oil, to break the oil into a complete mist, thus effecting com- , Dlete combustion of the lower grade fuel oils which have the greatest heat content. Also the flame burns down- ward, and the fiue is at the bottom, providing the most efficient utilization of heat and eliminating the possibil- ity of wasted heat, according to the company’s technical description. The new unit is the only air con- ditioner to embody these heating principles. It will also contain filters, «+ to clean the air; a humidifier, to sup- ply the proper amount of moisture; blower, to induce proper circulation, and all other equipment necessary for Winter air conditioning. The supply of air for the house is drawn into the conditioner by the action of the | blower, filtered, heated by direct con- tact with the furnace, humidified and then delivered to the rooms of the house by a duct system. Cleaned Air Circulated. The new warm air conditioner has “a heat rating of 133,000 B. T. U. per hour, and will deliver and properly circulate approximately 1,680 cubic feet a minute of cleaned, humidified, tempered air. Not less than a gallon of water per hour will be used to give adequate humidification in cold weather. A hot water supply heating coil and also a cooling unit will be available for use with the new unit. An attractive rolled sheet steel Jacket of two-tone gray, with black and chromium trim, will house the unit, which occupies but 2 feet 9 inches by 5 feet 7 inches of floor space and stands 5 feet 6 inches high. *Being both compact and attractive, it gives the home owner the benefit of added space, allowing him to convert the saved basement space into a game room or lounge. It is described as quiet, clean and free from vibration, and is automatically regulated by slectrically operated controls. The combination of all equipment in one unit will effect economies in botk installation and operating costs in the small house field, in which there is now considerable building activity. For larger houses, separate furnaces and air conditioning units will be used, as before, the company an- nouncement stated. In this method, the air is heated indirectly, by means of heating coils in the conditioner, connected to the furnace. MORTGAGES SOLD The Prairie State Bank of Oak Park, Ill, recently sold $185,000 worth of insured mortgages to the Wash- ington National Insurance Co. Forty- two mortgages were included in the sale and were accepted by the in- surance company with no culling or appraisal on their part. It was stated at the time that the original appraisai by the Federal Housing Administra- tion was considered sufficient. BY LAWRENCE TUCKER. again be faced with the problem of Winter air-conditioning, and, if it has not already been done, steps should be taken to put heating plants in readi- ness for the long Winter season. Not only heating plants should be attended to, but other improvements | should be made that will make the house easier and more economical to heat. Weather-stripping is a feature of prime importance, and the owner will find that in addition to reduced fuel costs there will be a noticeable ab- tions near windows. The reduction in fuel bills alone will help greatly toward paying the comparativaly low cost of & good weather-stripping job. * x k% Complete insulation of the house is | another improvement which will re- sult in lowered heating costs, and the simplicity with which this material may be put in the walls and rafters of the average structure should put it at the top of the home reconditioning list. Other details, such as chimney flue should be attended to now, before the various workers in these lines are work. Boilers of all kinds, as well as hot- air furnaces, should be thoroughly cleaned of all soot and dirt that ac- cumulated in them last year. Few things tend to decrease operating effi- ciency and increase costs of operation more than a thick layer of carbon on the interior of the heart of the heat- ing system. This residue is essentially the same as that deposited in an au- tamobile engine, and every one knows how poorly & car runs when it is in a “fouled-up” condition. = * k x % 1t is & good thing to examine boilers for air leaks, as excess air is very detrimental to proper combustion. The base of the boiler should be examined to see if it rests squarely on the floor without any open spaces, and in any event should be properly puttied or cemented.
