REAL COMMUNITY PLAN | IMPROVES HOUSING Seeking Harmony, Some Builders Choose but One Architectu-al Style. Planning of the residential develop- | ments has seen notable advance in re- cent years &s some home builders have centered predomirate importance upon architectural beauty, achieved princi- pally by designing whole community layouts with harmony as the chief motive. This replaces in many instances for- mer carefree methods of designing each house in a new section without any re- gard of its relation to its neighbors. Sometimes in practices followed by residential developers of building a whole community from a preconceived plan there is found a selection- of but one general architectural type which all houses in the section must follow, individuality being achieved in the va- rious dwellings through variation in the plan of the house though not in its general style class. Colony Hill Example. One example of such a method may be seen in extensive development now under way in the Colony Hill section north of Reservoir road and east of Foxhall road, where only detached dwellings of either pure early American and Georgian design are to be per- mitted. Developments there to date bring into concrete form ideas developed after more than a year of study in which plans for the whole development were conceived. Plans for 22 houses have been worked out on small scale and working drawings for 10 of these have been completed. Seven now are under construction and two more are to be started within two weeks, Architects Approve. ‘The first group of these homes has received the “commended” rating of the Architects’ Advisory Council, a vol- untary jury of registered architects sponsored by the Washington Chapter of the American Institute of Architects. ‘This is the highest rating given private building projects before completion. The free service, awarding of ratings and offering of suggestions for changes in designs of private building plans by this council is a part of the widespread movement for encouraging better archi- tectural design. In fact, it is stated by Harry K. Boss of the firm of Boss & Phelps, develop- ers of Colony Hill, the selection of the type of homes for that section and planning of an entire community I $500 CASH PAYMENT WILL BUY THIS CHARMING HOME NEAR WESTERN HIGH SCHoOL. Place $2,000,000 Value. This is important, since a value of $2,000,000 has been placed by the de- velopers on the 70 dwellings to erected in the Colony Hill section. Plans for these 70 houses are being drawn by Horace W. Peaslee, vice presi- dent of the American Institute of Architects, while the landscape plan- ning is being done by Miss Rose Greely. The main entrance to Colony Hill is at Reservoir and Hoban roads, where formerly was a part of a barren and raw hillside. In striking contrast to its former ap- pearance a curving street, Hoban road, has been cut into the hillside and the sweeping lines of long, curving brick walls, painted white, lead into the group of Colonial houses, some of which are also of brick construction, given & bright white color. —_— Site for Grill Leased. Laws regulating rklnz of vehicles in this coun! are mled on a decision handed down 1812 in England by the distinguished jurist, Lord Ellenborough, says Clifton R. Bechtel, Chicago, writ- ing in the National Association of Real Estate Board’s weekly story for the public. In the case of Rex vs. Cross, heard in 1812 Lord Ellenborough ruled that it was an indictable offense for stage coaches to stand at long intervals wait- ing for passengers in public streets. “No one,” sald Lord Ellenborough, “can make a stable yard of the King's | highwa; ‘gdr Byechul says this is probably the first ruling on parking. Said Lord Ellenborough in giving the deciston in this case: “He is not to eke out the inconven- ience of his own premises by taking in the public highway into his tl.mbe! yard, and, if the street be narrow, he must remove to & more commodious situation for carrying on his business.” The realty body cites these as mat- ters of importance since traffic con- gestion, automobile parking and general use cf streets are of such vital im- portance to property owners and real esum developers.
