REAL REALTY LICENSE | LAWS STRONGER 11 States Make Regulations" b of Dealers and Agents More Stringent. The laws of 11 States which require real estate brokers and salesmen to be lcensed before they can engage legally in the business have been strengthencd by increasing requisites for license, & survey of the National Association of | Real Estate Boards shows. Washington as vet has no realty li- cense law, although such legislation has been before Congress for a number of | vears past, but la milar to the code | sponsored by the national body of real- ! tors have been adopted by 26 States of this country and four Canadian prov- inces Another effort is to be made next Winter by local groups to have Congress enact a law requiring the licensing of all_brokers and salesmen. Canadian Ontario put into effect a lcense law this year which provides, among other things. that real estate men must file financial statements with the new registrar at regular periods. In Florida attempts to quash the ex-| 1sting license law commission were de- | feated in the Legislature and this body | will still say who may and who may, not sell Florida lands. In the future in New Jersey no one can engage without a license, as a result of an amendment to the existing law. Competency test requirements were put through in four more States in which hereafter those who wish to deal in real estaté must show that they have a good deal more than a superficial knowledge of the many phases of this business. These examinations constitute more than the simple defining of realty terms. They require that the applicant show an understanding of the whole structure of the realty field and have the necescary knowledge and informa- tion on present conditions and future factors that may affect & real estate transaction, in order to prove that such an applicant is qualified to act as an adviser as well as a salesman. The new States requiring such examinations include Illinois (in which reaitors them- selves have fought for six years for the provision), California, Michigan and Utah California had a competency test re- quirement under the commissioner’s rule. Now it is a law. Michigan has extended the tests to salesmen. New York, New Jersey,, Wisconsin, Ohio, Florida and Colorado also have com- petency tests. Ohio has made her ex- aminations more complete and has also acded to the powers of the examiners in connecticn with the suspending and revoking of licenses In Arkansas everv 24 hours that any one operates without a license will add a separate offense to his violations of the law.
