Back of the large-scale business of apartment house construction in the National Capital lies & romance of the | meteoric rise to prominence and wealtn of the bullders. - Fortunes have been made from the construction and operation of apart- ment houses in Washington, for which more than $131,000,000 has been ex- pended for construction work alone during the past 20 years. Men with lit- tle else besides ability to plan and build have attalned success in this field. though others with wealth or strong fi- nancial backing also are found in the list of outstanding operators. Ability to obtain financial support, whether the builder be wealthy or poot, personally, however, has been a test for the reason that virtually no large apart- ment operations are built from the builder's personal capital, but rather are financed through the floatation of boné¢ issues. Wardman Held Niche. Harry Wardman, during the past 20 years, has been the outstanding figure in the apartment house construction in- dustry of Washington. Because of the long list of structures he has erected and the extent of his holdings acquired as investments. his name for a period of vears overshadowed all others. He has built more than 400 apart- ment houses in addition to more than 5,000 dwellings and office buildings, hotels and other business propertics. Among the more important apart- ment projects are the huge Cathedral Mansions group on Connecticut avenue: the Clifton Terrace group of buildin the Brighton and Dresden Apartments: the Chastleton: 2700 Connecticut ave- nue; a group on Chlvert street north of Connecticut avenue; a group of large apartments at Connecticut avenue and | Davenport street; the La Salle, Con- necticut avenue and L street. and the Hay Adams House. The full list, of course, is much longer and does not include the Wardman Park Hotel,| Roosevelt Hotel nor the Carlton Hotel. ‘Wardman, while having the most un- usual career, is not the only large- scale builder of apartments. Warren Brothers Prominent. Monroe and R.
