Turning to the problem of satisfied clients, the lecturer declared that salesmen should make a thorough study of the prospect’s requirements, his ideas, his reasons, circumstances and the particular desire he has in regard to his future home. Offer Few Good Types. Rather than get a large array of houses, the speaker urged that sales- men should, after studying their cli- ent's requirements, find out a few homes that might meet these require- ments. That the salesman should make appointments at convenient times, and always with the husband and wife or others interested at one time. He gested that the client should be n to the property by the most interesting route, so that the salesmen can point out the places of interest, such as churches, schools and transportation facilities. Mr. McKeever stressed the idea that it is not good policy for a salesman to do too much talking, but that he THE EVENING should allow the client to do most of the talking, so that he may absorb his prospect’s ideas and suggestions with & view to giving better satistac- tion and getting a better understand- ing of the person's desires. The four general requirements for a sale are attention, interest, desire and belief in the property and action. Mr. McKeever also stated that a very important element in property salesmanship is a study of the mo- tives of the client, to decide if he is desirous of purchasing property for his home, for investment, for busi- ness purposes or for resale. He explained that the sale of in- vestment and business property of- fered the best field for commissions. This requires considerable knowledee of zoning laws, to determine the util- ity of the land. Zoning, he explained, is a .great factor in values, and un- less a salesman is thoroughly ac- quainted with this problem he is lia- | ble to seriously endanger his client’s | interest.
