MANY A Handsome New Business Building for Pennsylvania Av A Recent Big Pur- chase of Suburban Property--Buildings to Be Erected. FTER A WHILE SOME of the real estate men of this city will be Jus- tified in adding to their Dustuess cards “experts im real estate values” They have been called upon eo frequently of lute to give their opin- tous of the value of property. both inside und outside of the city limits, that they will a come to the conclusion that they must bo regarded a» experts, Not an array of witnesses were forward to testify to the value Of the proposed cite post office aquare. Avis well kuown, the mere per foot pric property is misicading for purposes of patisou. For example, « lot may seil for & Toot and » lot in sam about 24.30 per foot. prt but when the square contents of the two lots ere know: «lone is found to be 252100 feet and the other 25174, then it learned that the cost of the two lots was about the same. The difference im the size of the lot represents the diference im the per foot value. But this latter figure 1s what clings to the mnd of the average citizen, while the square cou- tents of the lot are forgotten. It is therefore of the values of prop- y to mention ouly the per fvot price. If all lots were of the sume depth then the per foot price would be a fair measure of value. There has been no instance of a sule of corner property on F street when the price paid, calculated on the basis of the average depth of 100 feet, has exceeded 221 per square of per neighborhood for On this basis the latter is, of course, an advance on the former, erty in any local, foot. The highest prices paid for im- side lots on the same basis has been about €25 per foot. In both instances there have been circumstances which have tended to make such prices rather exceptional. A conservative of the ruling values of F street property would place inside property at a valuation of from $20 to $25 per foot and Jute at from $25 to $35 per foot. It is Rot meant to be understoo! that the owners would be willing to accept these prices, but that is what would probably be obtained at a | sale under favorable circumstam: Aw far as Vaines given in the testimony before the com- mittee these figures represent the average val- uation, Some FINE Hoses, In afew days ground will be broken at the Borthwest corner of 16th and liggs streets for the erection of a handsome residence, which Will be the home of Mr. Justice Brown, Sev- eral months azo he purchased a lot 471100 fect and he has had plans prepared for a residence, which when built, willbe one ef the haud- somest homes even in that’ locality of fine houses. A few blocks w the south, at the northwest corner of 16th and P Streets, is x fine lot, which was recently pur- chased by Mr. 1. E. Shear. ‘The old houses on this site are being removed preparatory to U erection of a residence which will be another addition to the number of the elegant private residences of the city. Semutor Proctor has Yecently acquired a =pacious building site on Massachusetts ave between 17th and Isth streets and after awhile he proposes to fiuprove it by the erection of a house for his own use. THE LtirER Worse. One of the current rumors during tho week was to the effect that Mr. L. Z. Leiter had sold the residence which is in course of erection on Dupont circle to a New York man. he rea- son assigned was that the owner had made ar- Fangemcnts to spend several years UFOPE. Mr. Leiter is at present out of the city, but these who are in a position to know something of bis intentions do not credit the truth of this rumor. He bas recently purchased some ground ad- ining bis new residence which will make tho uilding site one of the mest specious in the city. In addition to the ground occupied by house, which has a frontage on New Hainp- sbire avenue of some hundred feet, there wiil be ampie lawns on all sides of the house, There was paid for the ground alone more moncy was ever before expended here for a mgle building site. The ground cost con- siderably over £100,000, und 11 is probabie th the howe, which is nearing coupletion, will Cust something Like $150,000. PURCHASE OF SUBURBAN PRorEnsy. Mr. F. G. Newlands has recently made an im- Portant addition to the extensive holdings of suburban property which he has acquired mm the vicinity of this city eituer im his individual name or as the representative of the Sharon estate. LAND PURcH One of the large transactions in property re- cently coneluded was the purchase by W. P. Kellogg of a large block of land on the cast side of 13th street between Harvard and Ke: saw streets, Columbia Heights. It cont about four acres, and the price paid was about $5 cents per eyuare foot. Quite a large block of land on Meridan avenue, Meridian ill, aud the frontage of square S400 florida avenue Letween 4th aud oth streets northeast were also recently sold. EDWIN A. The alley speculators havo not ceased in their endeavors to get around the Commission- ers’ ruling relating to the erection of houses in alleys, Some ef the schemes tried are really ingenious. One applicant Feosntiy applied for % permit to buaid a stable in an alloy less than forty feet wide, bis intention being to turn it 0 ndwelling. The Commissioners suspected his motive and refused the permi ‘An interesting case came up in the board root yesterday. Mr. George E. Emmons hav- ing been refused a permit for the erection of three houses on lot 16, square 24, that is, 25th street vetweon M aud N streets northwest, ap- pealed to the Commissioners. The lot is 208 feet deep by SA feet front. The idea of the builder is to erect two houses running back about one-half of the depth of the lot and then by aemall two-story bouse open an en- jtrance into a large two-story house in the rear baving a large hall through the and opening into twenty-four rooms on exch floor. This iast building, according to a recent ruling, was illegal in view of the fact that it wax virtually a series of alley houses having entrances from the twenty-nine-foot alley ou the north The plane were then changed and the alley entrances eliminated. The butlcing inspector still refused the per- mit. Mr. Emmons in presepting the ease to the board heid that his building occupied the THE MURDER OF DR. HILL. ‘The Criminals Narrowly Wsenye Lynching— Confessions of Guilt. ‘The murderers of Dr. Hill of Millington, Md., were lodged in the Baltimore jail last night and thereby escaped lynching. There seems to be no doubt of their guilt Perry Bradshaw admitted to Warden Constantine that he was Present at the time. He eaid the colored people had been incensed by a party of white men who drove along the road in a peach wagon and swore at them. When they began to pick up stones the white men drove away. Some of the colored fellows then said they would go for the next person who came along. The first person was Dr. Hill, Brooks caught his horse by the head and called to some one to hold the animal while he struck Dr. Hill with a stone, Willams then ran up and cut the doctor in the throat witha knife. After jamming the body into the bottom of the cart the doctor's horse was turned around and started toward home. Bradsbaw and Comegys are mere boys, the former about sixteen years old, the latter about fourteen. In appearance they do not differ from the average colored farm laborer. Brook: is eighteen years old. but looks older. He is about five fest seven inches tall and weighs 180 pounds. His skin is light brows and his face fall and round. An important and handsome business im- provement is to be made on Pennsylvania ave- nue. The large store building which bas been eceupied for so many years by BM. W. Galt, Bro. & Co., the Jewelers, is to be practically torn down aud « new building is to be erected athatsite. The irop frout which was built some twenty-five years ago by the Messre.Galt, aud at that time was looked upon as a great improvement, is to be taken out and in its place wil! be built a front of stone of hand- some and artistic design. ‘The interior of the buriding throughout the four stories will be changed entirely, and with the exception of the side walls the structure when compicted will be new throughout. An elevator is one of the fea- tures of the new plan, which will enable the firm to utilize the upper stories, In fact, that is the main motive for these changes, The present store is entirely inadequate to accom- modate the business, and it 1s proposed to occupy the second and third floors with some of the department, ‘The fourth floor will be devoted to workshops. At present the upper portion of the building is used for work- shops and store rooms, bat when the propo changes are made probably the entire building will be utilized for the businoss and its varions departments. ‘The new structure will be entirely modero in ite design aud ap- pointinents and will be « handsome addition to the business of the avenu Wile the building ix being erected the business of the firm will be carrted on at the corner of Transfers of Keal Estate. From the St. Louis Globe-Democrat, ‘Many people suppose that rosewood takes | its namo from its color, but this is a mistak Rosewood is not red, nor yellow, but almost biack.. its name comes from the fact that when first cut it exhales a perfume similar to that of the rose, and. although the dried rozewood of commerce retains uo trace of this early per- fume, the name lingers asa relic of the early history of the wood. esisanalone. eased ‘Then Each Admires His Own Kindness.
