Sales, Loans, Leases, and Build- ing-Permits of the : Week. A Successiul Building Association-— Miscellaneous Items. ‘The well-known Fike Building on State street was soid Jast week for $300,000. This fine “property stands on the southwest corner of State and Monroe streets, and 18 the most valu- able business structure en State street next to the Singer suilding, recentl¥ sold for $654,000. The Pike Building has on the first floor one of ‘the best retail stores on State street, now occn- pied by Matson & Co., jewelers, and the.floors above are divided into offices. The rross rental is $33,000; taxes, repairs, care of the building, insurance, ete., cost about $12,000, leaving a A NET INCOME OF 7 PER CENT to the purchasers. The building has a frontage or 80 fset on State, and 120 feet on Monroe. It 4s five stories high, with a marble front on each street. Of the purchase-money,'$150,000 was paid in cash and $150,000 remains in a6 per cent mortgage. The purchaser was Mr. Frederick Ayer, of Lowell, Mass. Who gets the commissions on this sale? Well, nobody does. For ouce the Chicago brokers were caucht with hayseed in their hair. Mr. Ayer and his Jegal adviser made a keen trad with Mr. Vike; but the keenest thing they did ‘was to outwit the agents who were thirsting for THER LITTLE ‘“ COMMISH.” ‘The agents went hunting for the Yankees. The fun was fast and furious. About every building in town, whether for sale or not, was offered to them. They made more confiaential friends in an hour here than in a Hfetime in cold New England. Real estate was showered - on them morning, noon, and night, while they were dressing, at their meals, on the street, and thrown over their transoms after they had gone to bed. A hundred agents saw “millions in it.” But the Yankees played it on the brokers in “a way that was peculiar.” They picked out their ing, walked unintroduced into the private oflice of the owner, bought it, and paid for it, so eaviny: themselves some thousands of dollars commissions. Of course, it’s a wicked shame: but there is a moral in it; it isn’t good business When one agent has a principal in-tow for all the other agents in town to jump on and try to get him away. A straw appeared in the Chicago real-estate current last week that had a creat deal of sig- nificance. A mine-owner from Colorado arrived iu town who bad $200,000 to invest in Chicago real estate. ‘This sum was part of the profits of Oue mine since 1877. There were come other Leadville capitalists in town, incorrectly report- ed as intending to buy real estate, but about the one we refer to there is no mistake. This case is the first of many. The miuing industry of the country—independeotly of mining-stock speculation—is on the eve of a great develop- ment,—the sreatest since the California dis- covery of 1819. The fortunate-ones wil! make immense profits. A great part of these gains ‘will go into i REAL ESTATE INVESTMENTS. Men who bave made money in mining, and haye tested its uncertainties, will want for their permanent estates something sure and certain, and they will find this in real estate. Real es- tate, even in such a close trade as that reported above, yields 7 per cent net, and is as good as Government 4 per cents. A. J. Averell sold for Samuel Allerton, Esq., to Alfred Cowles, Esq., the residence property 644 Michigan avenue, with 2 lot 90xiG60 feet, south of Eighteenth street, on the east side of the avenue, for $23,000. Jacob Weil sold 100 and 102 South Water street, four-story brick building, with lot 32x55, for $19,000 cash. “This property is rented for 33,400.
