10 THE CHICAGO TRIBUNE: SUNDAY, OCTOBER 1, 1876—SIXTEEN PAGES REAL ESTATE. Growing Supply of Seven Per Cent Money in the Loan-Market, Conservative Unwillingness io Shade Old-Fashioned Rates. Good Demand for Business and Residence Property. Principal Sales of the Week: Building Improvements THE LOAN MARKET. INCREASING SUPPLY OF CIEAP FUNDS. . The rates for money are depressed, and there are more loans being necgotiated at 7 per cent than ever heretofore known in the history of {he real estate loan market. Someof these are for very small amounts, and even at that figure not on cholce fuside property, but on euburban lots. There must be great confidence in the fu- ture when capitalists are willing to take these risks. Agents think these investments unwise, <laiming that money will be needed in other and more profitable enterprises before another €pring dawns. Certain of our city bankers are also looking forward to & stringent mou- ey market, and believe it is better to keep funds well in hand than to lock them up in liens on real-estate.” The ability to bor- TOW monpey 8t 7 per cent ought to remew the confidence of the public in Chicago realty, and ‘hence this Jow figure ought to be regarded as an encouraging symptom. The demand continues abous the same, but the actuel business done is rather small. Borrowers are looking for cheap ratee, and as the old established agencies do not scem inclined to shade their prices, very many loans are in suspense. The wonthly statement for September shows a very small busivess, the smallest so far of any month in the year. A comparison of the nine months proves that there: has been = falling off of ome-fifth ss compared with 1575 and of more than one-third as compared ‘with 1874. On the other hand, the proportion of releases to incumbrances has materially in- creased. The season is too far advanced to ad mit of any expectation of a large increasein dex | mand. Movey s like other commoditiss.” Its cheapness is accompanied with 3 sdareity of custumers. When customers }\-e’m excess, then competition advances the pfice, Among the important transactions of the wsfik are ‘g.hta {ollm;—i; a enry Potwin, of Befsin & Corby, loaned J. D. Harvey, Trostoe $3.000 for five years at § T cent on the-forth 200 feet of Lt &, Block 9, dition to Chicago. This may bea Proper goan, but the fact that Mr. Potwin offezed’s sum of money to have all mention of e loan suppressed throws suspicion on the transaction. West Washington street. The better feeling rests upen s basis of more numerons applications raiber than on any present or prospective im- provementin prices. Residence and business alike is inrequest, and the number of build~ juzs o course of erection in the city in_all uarters Fiuws that the supply is not equal to thie desand.
