ALk of “Flats” to Be Built on Scuth Clark Street. transfers for the Week: Te real cstate markot during tho pist week bas been moderately active, and prices, though Jower than & year 430, 0re growing firmer. The ancertainty regarding $he inflation bill has tended lo unseitle business, which will not reach its pstursl volume so long s Congress continues to ko a shuttlecock of tho currency. Men wish basis on which to calculate, ond real estate Jealers, liko all other business men, we lond in denouncing Gongress for mot peedily dociding tha {ato of the currency one way or the othex. There has been & fair smount of business transacted, and a largo amount of aroperty has charged hands. Many persons hrom sbrosd bave been in the city looking \t propesty, with the intention of returning sod iovesting. Outsiders liko to put thewr cap- |tal in unimproved lois or in acre property, and Ist it lie to increase in valuo. They do nob seek so much after improved lote which involve look- ing after houses, keeping them in repair, and sollecting rents. ~ An average number of trans- fers bave been made in improved lota for resi- dence end business purposes. The Lake Front. ‘It is ® pretty well ascertained fact that the teason why tho pr .posed sale of the three blocks ¥ ground on the Iako front to the Michigen Cen- Chicago, Burlington & Quincy, and the Dlli- sais Central Railroads failed, wasthat the railroad sompsnies refnsed to be bled by certain Alder- fnen who thought they ought to make somo- thitg out of the transaction for them- gelves. When it became apparent that the ordipsace could not bo paseed - _withont «brivery, the railroad compsnies withdrew 1be €200,000 previously paid.” Itis very likely {hei the ralo_Thight yet bo consummated, and thedepot Duilt, it thie city would accept the 50000, cither a5 a sale_or as a stipulated sum In dsmages to be awarded in cage of condemna- * tion. The objections entertained by the rail- rosd companies to proceedings in condemnation are, that when such proceodinga are en- fered upon, uoless & stipulation is en- tered into | between tho _parties _ before- Land, each y is bonnd by tho awsrd, and the finding of the jury in the case is » judgment collectable by execution, so that it would not be possible for them to back out, even If the award should be two or three times §800,- 000. Thoy think that 300,000 is more than the property would sell for, and thst, measurod by other recent sales in the city, it could not fairly be appraised at even 80 much a8 that. Novertheless, they have s lively ‘npprehension of the possible finding of the jury in o railroad casa. 1f the city will agree to a stipulation as to the maximum amount of the awaid, thers will {)rubnnls be no difficulty, ovon yet,in accomplizh- ng the objecs sought without the payment of Jay money to bungry Aldermen, Failing to secure other ‘grounds, the Chicgo, $arlington & Quincy Railroad will be oblige 00n to take thelr passenger business elsewhere, in which event the Michigan Central would fol- fow with theirs, although their freight business would remain where it is. In thst evenr the Baltimore & Ohio Rail- rosd would join with the Iilinois Central and bring their passenger business in on the Lake Shoro, and the two roads would make an effort to secure from the city a smaller piece of ground nearer to their existing irack for a pae- Dart, seoger depot. Meanwhile, the ‘rcal estate Interests in that part of the city ars in _the same qusg- mire that they have been ever einco the fire. The erection of & depot would make that prop- erty available and valuablo without detracting from any other property in the vity. Without the depot, it must remain practically worthless for 2 long timo to come. Acre Property. A few days ago we recorded the sale by the Caluret & Clicago Canal. and. Dock Company, of eighty acres comprising the west balf of tha northivest “quarter of Sec. 17, 37, 15, at £500 _enzcre, one-fourth cash, the balance in one, two, and threa years. Mr. Charles G. Harris wasthe parchaser. The same gentleman since bonght from Ulrich & Bond an adjoining 40 acres in the same section, being the northeast quarter of the northwest quarter. For this he £1,000 an acre. This will give an idea of dievelae of land in South Chicago. The last urchase of Mr. Harris is choice property, hemlg tigh land covered with trees and shrubbery. It isoot definitely known what use the land will be put fo, bnt it is understood that Alr, Harris rep- Tesenta some manufacturing firm. W.D. Kerfoot & Co. eold 5 acres west of California avenue, fronting on Van Buren street, for §25,000, or £5,000 an acre, and the Cincin— i parties who purchased the, two ten-acre blocks on Western avenuo and Sixteenth street » month ago at $6,000 an acre werc in tlie city a0d fook posscssion by paying 40,000 cash, bo- ing one-third of tho price, the remainder falling 30 in one and two years. - Kerr, Davison -& Welch sold 80 acres near Blué Island avenue at £150 an acre cash. There 13 & demand in other cities, especislly in Cucinnati, for acre property in Chicago, and many of thie moneyed men in that city come here tu_invest. Ho sub~ lots sbont $10,000 worth, The prico paid for the Dlock is regarded a8 cheap. Rents: N DWELLING-TIOUSES. This is the renting season, when thoso who are not fortunste in owning houses change round because they do not like the locality or the honse, or because the rent is too high, or for some one of the multifarious reasons that induce persons to pull up stakes and remove to new quarters. There aro probably s msay per- £ons moving a8 in previous years, tho prineipal inducoment being, of coree, lower rents. That rents have beon ‘inding downward is true. There has bcen =n universal de- mand for coitsges and moderate-sized houscs at reasonable rents. Persons are econo- mizing, and thoso who have heretofore occupied pretontious premises because they had pleaty of Tmoney, are disposed to retrench, and live further out, or in houses roxtted at lower rates. _Conse- mently, there has been a demand for honses of the medizm class, renting at from 8300 to 8500 ayear. The rates for such bouses remain firm, and there are not more than enongh to supply all who want them. In some cases, good tenants have beon induced to remain by a slight reduc- tion,. or by the geberosity of the landlord in laying out some of the rent in repairs. Honses ebove $600 a year areat a discount, and the higher the former rent thegreater the reduction. Tenants who pay 81,000 this year, can retain tho ssme premises for S900; thoso paying €1,200 will only pay 1,000; those paying $1,600, §1,200 ; those paying 31,800, $1,500; those pay- ing £2,000, $1,600, and €0 on, o residence No. $63 Washington street, which cost §27,000, and has rented for $1,800, has been leased for threo years at £1,500. pew house on Park avenue, which would have brougnt 1,600 last year, has been rentod for $1,200; ‘on Prairic avenue, a frame building that'nsod to rent for £1,200 has beou lot for 29003 » honse on Jackson street, which was rented for 1,500, has been reduced to 51,200 a residence on Washington, near Shel- don, formerly rented ot $1,800, has come down to $1,200; & house on Dearborn streot, near Ontatio, which brought $1,500, has been lot for The reduction in rents of high-priced houses is uniform throughout tho city. A large number ‘of houses wera rented during the “ihst week. ‘Thera will be no parcqztib]e change'in tho popu- Iation of the ditferent divisions of the city. -As many &re moving in 88 are moving out, thus maintaining the equilibrium. The North Side is growing in favor sinco the cars began to cross $ho river, and tho only drawback seems to be that thera are no night-cars, 8 there are on the South and West Sidee. OFFICES AND STORES. Offices are offcred on_exceedingly rezeonable 4erms. Medium-gized stores are in demand. Targe stores aro not much inquired for. William H. Sampeon & Co. rented the following prom- jses: No.172 Madison street, near LaSalle, to W. H. Behimpferman & Co., at”$4,000 & year; ‘No.-174 Madison street, the whole building, four stories and basement, 25x166,to a Cincinnati ‘picture-frame firm, for $5,600 ayear; No. 176 Madison strect, half-store and basement for ‘a crockery and glaes establishment, at £2,300 a ‘year. New Buildings. A IANDSOME CHURCH, 60340 feet, is to be erected at the corner of Con- ess street and Congress Park, to bo_supplied “by pastors from other churches until it is pur- c.gneud or rented by some denomination. Its style is Gothic, and the design is estremely neat. It will measure 60 by 40 feet, and have & pire 80 feet high. The basement will be of brick, and the superstructure of wood. It -will contain an audience-room, o Sanday-echool-room, and other necesuary spartments. ~Campboll Brotlors are | erecting it as part of their entorpriso in that vi- cinity, where they hold a largo amouut of prop- erty. Thecost will be $10,600. It will be in - harmony with the sarroundings, which include a rotty park, and trees, and fountaing, and nest Eozhges fiéng the streets. FOUR DIOCKS OF BUILDINGS of two houses each are erecting for Mr. J. L. McKeover on_Forty-first street and Bowen evenue, threo blocks on Bowen avenue, and ono ‘block on Farty-first street, between Champlain svenue and Langley strect and Somth Park boulovard, all of which ara pushed forward as rapidly as possiblo. They are two-story and basement brick buildings, with Xlu?r marble .irimmings. Since March 1, 1878, Mr. McKeever bas built fifteen houses on Forty-irst street. A B-foot soweris to be laid on Forty-first stroet - during the summer. FLATE. Alr. Washington Smith is about to erect five marble-front buildings on South Olark street, between Jackson and Van Buren. There will be stores below and flats above for families. It is Delieved that these lats will quickly become pop- lar, and be inhabited at all times by Iesf;eutnhln tensnts. Thero are 8 large number of lofis va- cant in buildinge on Wabash avenuesnd in other | Tocalities, and there issoms talk of fitting thom up Tor residence purposes. ‘Tho outlay need not be large. Each floor or flat would contain three, Your, five, or eix rooms, kitchen and water- closet. That they would rent atremuncrative rates is generally believed, as there wounld be & saving in house-rent .and car-fare, and for some families ~much —moro convenient” than living at a distance from the centre.of the city. Once introduced, tho prejndice that exists egainst thom on ac- count of the mistaken notion that thoy wonld be 50 better than tenement houses would generally vanish. Afr. Smith's experiment will be watched with no emall degreé of interest. A stove made in England in 1770, and still used to heat tiis Stato Capitol at Ricbmond, Va., has been widely_credited as forming tho grentost sntiquity. Mr. Packard, however, matches this rclio” with a speci- men i1 Piymonth County of this Stato that out-dates it Ly nearly half a century.
