The people of the Northern States, but particu- lasly of the West, have been growing rich by the increaseof population, and the suc- cession of good orops daring the last several sears, Last year, particularly, the crops of eversthing oxcept corn wero npusually latge, and all this winter have been gelling for unusu- lly good prices. The West was neverso foli of money 88 now. Where is this money to find in- vestment? The “railrosd era,” during which the accumulations of trade and industry of both the Tastern and Western States were for several vears invested in tha class of improvements, tliereby adding thousends of millions of dollars o the value of lands in the Western Territories, has come to an end, and it wonld be next to im- ossible to_ecll the bonds of tho most flatter- Ing railrosd project mow. After tho collapse of the railroad schemes in the panic, capital be- gen to eeek investment in Western products. Pork, and corn, and wheat, and barley kinve each in turn been the subject of iarge epeculative in- vestments in the last three months. But it re- quires no particlar ghrewdness to see that the speculation in oll these has culminated. No- body buys these commodities to keep. They must all bo sold within the naxt three months to Eestorn or foreign consumers, Of course, & Jarge portion of the pay for them will come back in the shape of goods™ for consumption. When it is remembered that there is from $15.000,000 to 316,000,000 of Western products now held in storo in this city alone, awaiting o market, it will bo apparant that the sale of these sud the large amonnts in the country yet to come for- ward will greatly increase i Fupply of Western capits] seeking investment. At presont the _disposition to_invest in real eetate is speculative, and not for the sake of rev- enus fromrents. This accounts for the demand for suburban lands and lots,—at least as far out as the city limits,—~in preference to inside prop- ert, either for business or resdence. at bulk of the latter .has reacked its maximom price. At least it will not increase in value fast- er than will cover the annnal taxes, and in some favorable Jocations a low rate of interest on the investment. There is a large belt of residence property within & mils of fhe business contra that will scarcely sell for any more fiva or ten years hience than it will now, and for thisreason, aven if improved and rented, will not yield § per cent on the investment over and above taxes and insurance. The maximum price which tho choicest residence property is likely to reach in this city for ten years to come caunot rea- sonably be placed at over 2450 to 2500 per foot, and there mre few localities where even these walucs can bo maintained. To use ¢he language of the markets, *‘the speculation is out™ of =il residence proj at over §300 per foot. Hence, when peoplo buy, they gmfnr 10 go out farther, where it can ba bought for one-hslf or one- quarter as mach now, but where it is pretty sure 10 increaso to ssy $300 or 8350 per foot, which seems to be about the average price of frst-class | residence-property f the city now. The best residence quarters in sny “American city are always changing ; but in Chicago they change more rapidly than in any other city.
