DIOKERSON, Boo, REAL ESTATE. Tudioations of Favorable. Ativity in Trade, Finances, and Real Estate, Important Enterprises Between Hyde Park and South Chicago, Probable Rise in the Value of Land in ‘That Direction. Ro - Subdivision of Canalport--- Large Sales in That Quarter. Obstacles to the North-Shore Drive--- Auction and Other Sales. Tho outlook in rogard to renl cstate, as woll 88 that in regard to Lusiness gonerally, bns im- proved greatly in tho Inst month or two. Tho impression Las been steadily growing in tho minds of business men, but fear of jumping liastily to a conolusion which they might find was orronoous has kept thom from expressing opinfons 'to that offcct until vory rocoutly. Binco ton daysngo tho chango from oxtromo dullness in all kinds of trado to tho most en- couraging nctivity has beon remarkable, Trado in goods aud products is, of courso; indopondent of trafllo in real ostato, the latter is Dbased trado in tho former, and naturally follows 08 one of tho rosults, It is, thoreforo, no more than might have been expeoted that the spoculative inquiry for property should incroase a8 it has during tho past wook. Just at present this increased disposition to buy is in connec- tion with suburban property westward, south- westward, and southward from the city. After noarly n yoar in which speculation in land botween Hydo Park Station and SBouth Chi- cago bas been very quict, wo note & rovival in the speculative inquiry now., The rensons for the recont quiet, and for tho presont indications of coming activity in that quarter, aro apparout. Firs, the important improve- monts boing made during tho last year at Washington Hoights had attracted the attention of upeculators in that direction, and land in that vicinity as rigen rapidly in valuo, while in tho district oast of it all the way to the lake shore values had increased but slowly in comparison. Sccond, s number of contemplated improve- monts in tho lako shore district, which has Hyde Park Statiou at its northiorn end, South Chicago at its southern end, and Cornellon ils western boundary, which had * hung fire fora yoar or 80, aro at lust in o fair way of boing accomplished at once, and when consumuated will muke & groat ohango in tho facilitios for quick truusit, for conveniencos of living and in the general attractions of that part of tlhe suburbs as a place of residonce. Of these the first to be completed is the establishment of the MYDE PARK WATER-WORKS, at tho junction of Bixty-oighth stroet and Rail- road avonue, and the decision to lny tho priuci- pal main in Sixty-cighth strect from tho lake shore woetward, so ns to furnish Hyde Park Village, Englewood, Cornell, Bouth Chicngo, and all tho intorvoning property with an equal sup- ply of such Iake water us is now 8o groat o bloss- ing to the city proper. The site of tho new wator-works will be one block south of the south boundary of the South Bhore Park. At this point tho wator-works willbe ouemile and a half south- east of Hyde Park Hotol, two miles uworthwest of Bouth Chicago, and ono and @ Dalf milos oast of Cornoll. Whilo the valuo of this important improvoment to tho points mentioned will ba great, aud whilo it will en- hance the valuo of property at each, the eftect on tho valuo of intermediste Jand now unoceu- pied will be groater. ITundreds of acros of land which aro now unoccupied and can bo bought for from $1,800 to §3,000 per rcre will be furnished with & supply of water for dwellings and manu- factories, which for its purity is unsurpassed the world. | 2 RAILWAY TO TIIE BOUTII BIORE, Anothor improvemont of oven groater impor- tauce to n purticular district of Hydo Park is tho conatruction of a railrond from tho INinois Con- but activity in on o profitable tral Railrond st Onkwood Cowmotory east- word olong Sovonty-fitst stroot to Iinil- rocd avonue, and thonco southeastward to Houth Chicago. This onterprise has beon coutomplatod for four or five yonrs, and long ago the town suthorities of Hyde P'ark granted tlio right of way in tho stroots montioned. Tho necossary co-operation among tho property- owners to subseribe thoe stock and build the rond has novor beon socired until vory recontly. Noyw, however, tho stock has beon subscribed, and thero Reoms no donbt that the money will be forthcoming to build the road. An arrangement has, we undorstand, beon porfectod with the Il linois Contral Railroad Compnny by which tho Hyde Park trains, which have contributed so mitch to tho building up of Hydoe Park, are tobe run over thenew road its outiro longth, The differenco that will bo mado in the valuo of the land adje- cout to tho lino'of the new road, with its trains moro rapid and froquent than on any other run- niug out of the city, can scarcoly bo estimatod, Tho lsui on ench sido of the proposed road, aud within o quartor of o mile of 1t, unlike: that arcund Cornell, i8 a8 high and dry e any in the City of Chicago. 'Cho most of it is covered with fino oak troos, aud only roquircs tho means of quick transit that will bo furnished Ly tho now road to mako it a8 dosirablo for residonco ns tho best part of Hyde Yark north of the Bouth Parks, 8till snothor improvement in the direction in question is tho * pEAOH ROAD" (it wo may suggest so appropriato a name), which the South Y'avk Commission will vraceed to construct ut once nh)ngi{thu entiro lako front of tho South 8lhore Park. Tho great majority of the work will bo doue this fall, and the road will be comploted go as to bo available for driv- ing next spring. 'This will afford a rond—like that now along the lake front of Lincoln Pari —all tho way to Bixty-seventh stroct. From this Enim, the owners of proporty on the lake shoro nvo agreed to EXTEND IT TO BOUTH OHIOAGO, a distanco of nbout three miles, next summor, The maguitude and cost of the work would bo 8o small, compared to tho boneflts to proporty that would result from it, that thero soers no roason to doubt that it will be completed early noxt summor. ‘Lhis south threo milen of tho drive will be mado to correspond to that alon, the lake front of the park. Whon it iy complate it will only bo about au hout’s drive from Tiwen- ty-socond strect to Bouth Chicago. SOUTII OHIOAGO EXOURHION ROAT. Mr. Goodrich, the promiuont stenmboat own- or, hns just purchased a tract of ton acres of land in’the “Douglas Tract,” immediatoly on tho lake shoro, about Suvant{-niulh atroet, Mr. Goorich proposes to build a fine pior and make o steambont lnmll%: there, lle is now foncing the ton noros wnd intends to improve it for a “plenic _ground.” Tho placo hos a natural growth of fine oalk tracs, and can onsily bo mg'.lp vory attractivo for the intonded purposes, ‘This wihitor Mr. Goadrich will build & fine iarge ox- oursion boat to run from the harbor in_this ultz' to the harbor in Culumet, stapping each way af his own pler to accommoduto ‘p icnio parties and the great throng of summor plonsuye-scekors nud strangers who always waut a short trip on the lake, with its fine Viows of tho city. At flmnt thought it might scom that thoro was not bLusis ness onough to support such a boat, but the attractions of tho wrip ave o groat that . beon tho moro fact that fnoliitlen aro offered will build up a busincss. 'Thon, ngain, thore will bo a good donl of business in the transportation of building matorinls, ote., which can bo dono lottor by boat than by railrond. It has boon found that the pleasure-boats that have run on this route occasfonally during tho last two sum- mora have paid woll, and tho ostablishmont of ?ruglulu.r boat will incroaso the business snd ravel, IN TIE BOUTIWESTERN MANUPACTURING DISTRICT great improvemonts sud consoquently much netivity in vonl ostalo aro in progress. Within & wook Mr. 8, J. Walker has sold to Mr, C. B. Sawyor n tract of 42 acres in the 8. E. 1 ot Boe. 86, Town 99, 13, for $60,000. Mr. Walkor hng within the past wool secured n very important accossion to tho gront south- westorn manufncturing distriob by the salo of ton ncres of Jand, west of Western avenuo, for 260,000, to tho Chicago Mullonblo Iron Company, who have already broken ground for tho oxten- plvo works, which, wo understand, will covor abont six acros, und employ from 800- to 400 man, p This district is rapidly becoming one of tho most {mportant featuren of our city ns o great manufecturing contro, l.mvlnf; railrond, dooliage, and other facilities, probably unsurpassed for mnnufacturing purposes in any city on the con- tinont, and its growth uinea the gront firo is ouly equalled by the rebuilding of Chicago. A gront and necossary lmprovement has mado in this part of tho city by tho vacation of tho old Camnlport sub- division, and by tho resubdivieion of nearly ono square milo of valuable manufactur- ing property, to mako it suitablo for tho pur- posies to which tho neighborhood is to el ndapted, Tho ontire district from Ashiand to ‘Waostorn avonue, botween tho North branch of tho South branch of tho river on one_side, and the canal on tho othor, is being resubdivided so a8 to mako ouo graat thorougharo 120 foct wido, running from northeast to southwest, with lots on oither sido from 250 to 450 feot deop to tho caunl and river on either sido, TIE NORTIL SHORE DRIVE. Tho sovernl North Sido property-ownors who Dave volunteered to negotinte the right-of-wa; for iho north shore drive from Lincoln Par southward, keop hsmmoring awny, but moot with some discouraging obstaelos in tho shapo of lot-owners, who demand extravagant prices for submerged lota that are in fact uttorly worth- less for any purpose, excopt to sorvo as stum- bling-blocks in the way of improvemonty, In Astor's Addition, ag shown upon the city ‘maps, tho whola of Stono strest, and tho tior of throo blocks oast of It, aro reaily out in tho lako, from six to ten foot under water, and have been 8o for twonty yoars. Thero was a timo whon the shore-lino was o Httlo further ecast, and the “wator priviloges” on theso lota wore not quito 80 oxtonsive, but, uwlu(r:to tho abrasion of tha shoro at that point by the northeast storms, the shore-line kas recoded, and for many years the lots on the cast side of Btono strect” Linve boon sbandoned, oven by the City Asseseor, who had not thio hardihood to asscsa proporty hocould not sco. It wns proposod that tho morth shioro drive should bo lacatod over these submorged Iots and streot, snd that the Lincoln Park Com- misaioners should acquire tho right-of-way in considoration of building a breakwator and fill- | ing up o rondway 200 feot wido insido of it. Ididun't say that o watch would always stop from beiog wound too tight, or that it would bo likely to stop from that cause slone, but did say that such a thing has takon place, and, now add, may oceur again. This I know, and cen prove, notwithatanding the theory of Mr., Schmidt, or uny othor man. Ihadno thought of entoring upon a'disenssion, but aimod to establish tho fact that all watches aro liable to stop (mentioned this as ono of n great varioty of causes), and, whora Luman 1if6 is ot stake, should not be wholly de- pondod upon. I have selected from a great varioty of lettors rocoived on this subjoct ona from E. R. P. Shurly, editor Watchmakers® Magazine, which you are at liberty to publish. J. 8. HazauroN. J. §, Hawilton, Esq,, Chicago, Ill.: Sin: The Howard wateh'T brought to your no- tico, was stopped from heing * wound too tight.” Tho two wheols composing tho stop work, wore in porfect order—nothing broken. In my ex- porionco of thirty yoars I tho piactical purt ot Tepairing watches, I have known of numeronz inatances of watches boing stopped from beiug wound too tight, without any pat of tho ma- chinory boing broken. In fact I doubt not every practical watch-makor in Chicago has hnd such cased in his practico, ospecially with the English Lover, and the chenper class of Bwiss watches, Only rocontly a watch was loft with mo_for re- pairs, Tho watch was wound up, or rather, tha spring was coiled go close, at the same time sa oncumbered with thick oil, as to bo incapablo of starting the tram, A slight jar sot tho watch going. ‘I havo known cnsos whero tho barrol- cover would bind tho mainspring whon the watch 'wag wound up, and'stop the train, A slight con- cussion would froe tho spring, and tho watch would start, I could cito many othoer inatances, but bove not the time. It is a woll-known fact that o mainspring can be coiled 80 closo that tho friction of tho coils of the spring with the friction of tho Dbarrel arbor will neutralizo the _expansive force of the spring, 8o that there will not be power sufficient to pull the train,—n {nr might start it. Tt is n woll known fact that a clook spring can be wound so tight that there will Le no expansive power Lo it. T, 1. P, SuonLy, Editor Watchmakers’ Magazine, Cuicaao, Aug, 22, To the Editor of The Chicago Tribune: Bim: As rogards the watch-stoppage contro- vorsy, an expert should bo able to oxplain that althaligh . watch could not bo wound up so tight ag to stop it, or, rather, that it is impossible to stop tho actlon of the main spring unloss by breakage, or its gotting loosoned from its hooks in tho winding-barrol, Fuz & watch unloss of ox~ tra fine manufacture, is liable to overbank,— ‘which moans that whero tho finns do not fit very closoly, thoe pallots of the fork or lever in conse- quonco of a jork from a jump, or by the peculiar motion givon to tho balance-wheel when tha watch {8 wound with both haods working in op- posito directions, aro liablo to ovorbauk the ecape-whoel, or more plainly the parts named goo out of gear by overlappiog, thus causing tho stoppago, which can be ro- moved by replacing the overlapping part care- fully with a pin, or sometimes tho movement 2,000, #1010 19, of lota 11 and 20, In Turnor's Lot 4,0f 8 will' recommonca without any apparont cause, simply from a jork which replacos the over- bauking l{\nrfia, and causing the watch to go again. is is tho roason why & watch will stop and go again without any apparcnt cause, na an omnnwfio has carried a wateh must have learned. The English railways furnish their ofiicials with Frodaham's chronometers, lockod up in a wooden or tin caso, and which are tho propoerty of tho railway, secured by o deposit for its safo roturn. T'ho clironometor is delivered at the end of each journey by its oustodian, who does mnot hold tho Loy of its box, to tho timo-koopor, who it respougiblo for tho timo, Would it not bo well for our ruilways to adopt the sume plan?
