The de- mand for a medium class of- dwellings costing from £3,000 to $4,000, on ground worth from $100 to 2200 per front foot is considersbly in excesa of tho supply. The nnusual severity of the winter and the delays that have been experi- onced during the last two months, in transit by Bteam-cars to more distant suburban points, has made all cheap residence proporty within the reach of horse-cars seew more desirable, and will probably exercise a wholesomo check upon the tendency of the city to spread out too Tap- idly. There is n real necessity for tho extension of the lines of overy horse railroad in the city, to meet tho demand for the class of residence property above mentioned, In the direction of Contral Park and Douglas Park the city hss’ grown a mile beyond the means of transit af- forded by the horee-railways. Its further pro- gress in thoso directions is gerionsly re- tarded by the policy of the West Sido Railway Company in not extending their lines. A eimilar * obstaclo prevents the improvement of all that district of the South Division between State street and Cottage Grove avenuo south of Donglas place. The horse- railways were chartered for the convenionce of the dpeople 28 well as for the profit of the stock- holders of the railroads, and while the compa~ nies are making over 20 per cent per annuUM on their stock, thero seems no reasonable excuse for not extending their lines. The Indisna ev- enue line and_the Madison street line should each be extended at least 8 half a mile, if not s whole mile, this eummer. Some new line also should diverge either from the Blue Island line or the Van Buren street - line toward Douglas ‘.Park. The speculative inquiry for property is still to a great oxtent for suburban lsnds and lots, and tho grestest activity is on the soveral lines radisiing westward beyond Central Park, in tho Sicinity of the proposed mew Nogth- western _car shops, southwostward - be- yond tho mew ~ manufacturing _dis- trict, and southward toward the South Park. In all these directions and quarters ground is held ot least 10 per cent higher than last fall. Northwestward, 2lso, along the Jines of tho new Chicsgo & Pacific, the new Sfilaukee & St. Paul, and the new lino of the Northwestern, as far as Irving Park, there is active speculating trading in Innd, and’ prices have advanced 10 to 15 per cont gince last fall. _ FINE RESIDENCES. " A month ago there was o good demand for fine residences, costing from $35,000 to 550,000, Dut the number of customers for these is always limited. Some of them havo purchased within & month, and others have dropped out of tho market, 80 that for the prescnt there seems but little inquiry. THE DECLINE IN OFFICE RENTS has been quito marked within the past six ‘months, end an ayerage reduction of over 20 per cent has beenmado since last fall.
