The New Town to Be Built in Section Ten. Increase of Wealth and Population from the Devolopment of Man- ufacturing, The Spring Resnmption of Building—Plans for the Kew Conrt, HouseTransfers for the Week. The demand for residenco property is still the most favorable feature of the real estate mar- Let, and, notwithstanding the &carcity of money, thero appears to be plenty of people who can got it to buy any pieco of available residence prop- erty that is offered at a very little concession on the highest prices that have over been asked. Thero are, however, bat few holders who are willing to make sny concessions at all, and, on tho whole, the prices demanded now are higher than four months ago. With business property it ia different, and for the presont there is not much doing, though we hear of negotiations pending for several valuablo pieces of firat- clags business ground. The present tendency of BUSINESS RENTS .| isinall, excepta few localitics, unfavorable to the sale of business ground. In some quartera there has been a large reduction in the roats do- manded for business buildings in the last six months. Some of the new stores on Wabash avenue, north of Harrieon street, are now offer- ed for less than two-thirds what was demanded and received for eimilar ones in the same noigh- borhood last spring. On the whole, the rednc- tion in rents of Wabash avenue stores is at Jenst 30 per cent from the prices of six orseven months ago. On Stato street, and on Washing- ton and Madison streets west of State, rents have been fully sustained, and on Madison have even increased in some inetances. On Lake street, between State and LaSalle, rents are just ebout what they were befors the fire, andarepretty wel! sustained. The concentration of three im- portant banks at the junction of Washington end Dearborn streets, and six more at the junc- tion of Washington and LaSalle, shows that the character of Washington street 18 settled. When the Cook County National moves into its new office, northiest corner of Washington and Dear- born, the Bank of Montreal moves into the northwest corner of Washington and LaSalle, and the Fourth National into the northeast cor- norof Washington and Clark, there will be fitteon incorporated and private banks on Wash- ington street in the distanco of four blocks from Fifth avenue to State strest. These fifteen con- cerns hold in the aggregate over $19,000,000 of deposits, and do _over two-thirds of the active commercial banking business of the city. TILE PROPOSED NEW CITY IX SEcTION 10. In another column extended reference is made to the at last completed and fully-an- nounced plans of the Chicago & Northwestern Tailrosd Company for the location and _erection of their construction and repair shops in Section 10, just west of Central Park. The Northwest- ern Company owns 249 acres of land in the north balf of Section 10, the whole of which will be re- quired for the ehops, nine structures in all, and necessary room, end by next fall, or in the early part of next winter, about 2,000 mechanica will have permanent cccn- pation there in the construction aud repair of the Company’s engines and cars. The lines of the Chicago & Northwestern Com- pany have been 80 enormously extended during the_last threa years that thia concentration of shops became an sbsolute necessity in order to bring the work under a systomatic manage- menf. A eingle instanco of tho increase of the Compmny's rolling stock ia shown in the fact that, during the Iast year, they have bought 41 new enginos. After the erection of the new sh?s they will construct their ovn engines and cara of all kinds. The effect on real estate in that quarter of the establishment of g0 extensive & hive of manufacturing industry can hardly be estimated, a8 we know of no similar instance of the plant~ ing of s whole manufacturing city at once. Two thousand workmen implics o popalation of not Jess than 5,000 persons that will in the aggregate bo gathiered within a radius of one mile from the shops within & year. : THE DEVELOPMENT OF MANUFACTURING RESOURCES. People who talk oi the high prices of business real estate in Chicago, should compare prices hero with those for the eame class of property in Now Englaud cities. Boston business proper- ty, it is woll known, solls ot nearly twico as much per square foot aa_Chicogo business property, in the samo relative locations; but even in Somo of the smallor New England cities prices aro higher than hero, and, remarkzblo as it may scem, the rise in values in some of them in the Iast five years has boen equal to what it has been in Chucago. A lot on Main street in Springfield, Massachusetts, was purchased last week, by a sayings bank of that city (to ' bo occupied by s new build- ing for the bank), at tho rate of about $20 per square foof, the wholo price baing £90,000, for a lot 107 feet front and a little over 0 feet deep. Owing to the development of ita mavufacturing interests, Springfield hos in- cressed very rapidly in population. Within & radius of ten miles from tho business centre of Springfield there are now about 100,000 peoplo, whereas, twelve years ago, thero wera only about 80,000, This is an example of the jn- crease of wealth and population in Chicago that will result from the development of the manu- facturing interests which has just begun within the past year or two. GENERAL BUILDING NOTES. ~ Although the let-up of the extreme rigors of the scason has been of the briefest and most troacherous chiaracter, the signs of resumed ac- tivity in building bave this past weok becomo immediately apparent, and work of all classes swaa resumed on & multitude of pattially com-— ploted structures, as well s on som in the first stages whera tho excayators for foundations had abundant opportunity to discover the eolid work tho frost has sccomplished. The greatest anx- ioty prevails among many owners of structures where operations were gliut down upon by ex- treme cold weather, to push them to s stage of readiness for early spring occupation. Within the week the new Mattezon House, Robert Hill, proprictor, has thrown open its doors. It is the finest {hreo-dollar-a-day botel in the United States, & gem in every part, and already Ar. Hill's friends are finding him numerousls. The new Orient House will follow suit thia week at two dollars and a half o day, an admirably ap- pointed establishment. The Sherman House will come next iu line. Messrs. Munson & Co. aro buying their furniture, and will soon bid ood-bye to the workmen. Tho arrival of T. D. §asiall, late and long of the Revere House, Boston, to enter upon his duties in connectiort with Mesars. Gage Dros, & Rice, of the Grand Pacific, is a token of its approaching comple-, tion. The mammoth kitchen is to be patin order this week under Mr. Gaskill's direc- tions. The Pacific swarms with all classes of workmen, and, mindfal of the recont marrow escape of the Bherman, has been sappliod withs the Champion Fire Extinguisher s a eafeguard against sccidents. The Pacific will open aboat the middle of April. 5 ;. Womnotice that a few workmen are making their appearance on the Government Building founds- tions, puiting things in shape for an early start. The Femont. Houso, the new Homoro Building, Field, Loiter & Co.'s store, the Clifton Fouse, sad m:'nemna other notzble structures, are nearly ready for their roofs. 3 T ivacts, the matier of the new Among our architects, the matter etruotars which 19 to adom the Court Houso Square i8 & prime gubject of study, and tho city and county suthoritics are to.have their powers of comparizon tested by aremarkable array of compotitive plans, It is probable that from thirty to forty plans and tive drawin will "be anbmfi:zd \fi&ifific month mi!z remains before the lists are closed. Some of the plans we have secn, and this muck can bo eaid : that & very high order of skill has been oxhibited, and if the Bnilding Committes in chargo respond in a like spiri. tho public will bo proud of tho resalt. Chicago been & wonderfully good school of art and design- during the past twelve-month, and our archi- tects have made good mee of thair schooling. The cily and_county building will be of high grade, indeed, if it keeps even pace with tho genoraladvance in the character of private build- 1ngs. SPRING WORK. The tokens are not very abundant thus early of a large amount of heavy building the coming season, and this is hardly to be expecied of a community that has just done ten years' work inone. But itis corfain that thereis to be an immonsely Lu}o response to the demsand for tenements and homes, Cheap houses will be built by the hundred, and in all directions oat- side the firo limits, anid no class of investment promises better. Threo thomsand well located tenements, atrentals from $15 to 250 per month, could find tenents on the lst of May, and of these many tenants would become owners on torms favoring time purchase. Wo hear of sev- eral ownors of outlying tracts who will build numerous structures of this class, to bring for- ward the values of their property. The North Side residence quartor esst of State street, be- low Chicago avenue, will Le largely built upon this season, very many parties having plans for structures of the class ranging from $3,000 to $25,000, and_ several of ‘a very costly character.
