REAL ESTATE. A Gtood Demand for all Glasses -of Residence Property, Estravagant "Reats for Cotiages, and [is Probable Effect on Outside Property, - Recent Important Sales Indi=- cating the Rise in Values. The Délinquent Tax-List--Sub- urban Railrozd Projects. Building Notes--Transfers for the Week. The impression becomes more general overy day thet the opening of spring will bring the usual rovival of speculative activity in roal es- tate, and particularly for suburban lands and residence property ranging in value from 93,000 to $10,000 per acre. ‘There is also an activo re- quest for residence property ranging in value from £100 to £200 per front foot. The pur- chasen of thia latter clays of ground are not speculative to any considerablo extent, but are made in most inatances for occupation, and tho great majority of such property - purchased this winter will be improved with buildings nest . epring. Tho preseut EXTRATAGAST RENIS FOR COTTAGES ehould, sud will, probably, induco the building of a Iargo number of them in all convenient lo- calities just outside the firc limits whero the erection of wooden housea is permitted. One effect of tho fire ordinance bas been to increaso tho rent of cottages inside tho firelimits to an annual payment of 75 per cent of tho wholo cost of the building. ‘There are, of courso, many in- convenient localities within these limita, whera rents do not amount to more than 10 or 12 per cont of tho cost of the cottage and ground, but, inany situation convenient’ to horse-cars, ges, water, etc., the rent of o cottago costivg, say, £G00 to $700 for the Luilding and 2,000 for tLo lot, is from $400 to $500 per annum, thus paying the owner 20 per cent per annum, besides the ri30 in value of tho ground from yoar to year. . AMONG DECENT SALES - that indicate tho rish in valuo of first-class resi- donce property was oue perfacted yestorday of tho morthwest corner” of . AMichigan ‘ave- nue and Twonty-fifih streot, o lot 50 feel front by 179 feet deep, at $400 per front foot. Six years ago tho sarae property was in tho marin forsoveral montha at S0 per front foot,s price which was then considered abovethe masket. The rise of 340 per cent in six yoars in tho valuo of this corper, i8 by no means an ex- ceptional case, but is a fair index of tho rieein valo of all ifst-class residenco proporty soath of Twonty-second street in_the lnst six years. The prescnt purchasers of this property will im- prove it in the gpzing with a block of two fine Teaidences en the Michigan avenue front. Arthur W. Windett has £old to Eastem par- tics 12 lots at the corner of Fifty-third and Wal- lace strests for $7,500. An undivided half of Lot 25, Block 9, Fort Dearborn Addition, coruer lot, 24 feot on State by 111 on Randolph street, haa besn zold to A. W. Windett for 220,000. A fine. building will accupy the lot next.seazon. On the sito of the old Garrett Block, now tho property of tho West Side Railway Company, the latter will erect the coming ssason o busi~ ness Luilding on the carner, occupying one-third of the Iot. The balanco will be put o2 the mar~ ket for ealo. i TIE COOX COUNTY DELTNQUEST TAX LIST. The delinquent tax list of Cook County for | the year 1871 occupizs 24 pages of 8 columns oach, or 192 columns in cll, of tho Evening Post of Selurday, 4th inst., and has a formidable look. ‘Tho soveral towns in Cools County in which the following list showe delinquent lands and Jots are arranged in the following ordor, to-wit : Hau~ over, Barrington, Scheumborg, Palatine, Lemont, Elk Grovo, Wheeling, Orland, Palos, Lyons, Tiverside, Provieo, Leyden, Maine, Northfield, Tich, Bremen, Worth, Lake, Cicero, Jefferson, Niles, Now Trier, Bloom, Ti:omton, Calnmot, Hyde Park, Lake View, Evanston, Bouth Chi~ eago, West Chicago, and North Chicsgo. ‘The most important feature to property own- crs here and abroad ia contained in the an- nouncement of County Troasurer Lumsey, as follows : Notice is hereby given that the nndersigned, Treas- urer and ex-ofliclo Collector of Cook County, in the Stzte of Hliofs, will apply to the County Court of said +| County of Cock, at tho February term ihereot, to b on Monday, the 3 day of Febrnary, A. D. 1873, for judgment sgainst said lands and lots for safd. taxcs oud spoctal asscesinents and costs dno thereon aa hereinbefore set forth repectivels, and also for an or- der to scll said lands and Jots for the satisfaction therecf. And notice is also hereby given that cu Mon- day, the 18th day of March, A. D. 1873, ot the hour of 10 'clock a. m. of that day, all tho land and lota for the £alo of which an order shall Lo made by said Court will be exposed to public sale at tho builling whers the County Court {3 held in_sald connty, being tho old Court House, in the City of Chicago, for the amount of taxes and special assessments and costs duo thero- on. 2 This will bo a hint tax-payers will not diere- gard, and indeod jnet that for which thoy have waitod, for tliero stupendons lists indicato noth- ing but_tho disposition of real estato owners, whether it be justifiable or not, o wait until the the last moment. If any of our outsidecontem- poraries doom from this immesso array €hat all Chicago and vicinity is for eale, let thom attend the tax 2le and try to buy. Thoy will find that very litile will be left for tho tax-title men to squabble over. Tho :rush to get the Collector's autograph, will commence 2t once. BOSEMILL CEMETERY 5L 7 is being enlarged by the addition of ninoty acres adjoining tho present burying ground on the west and north. PROJECTED SUBURBAY RAILROATS. Bomo timo last spring we alluded to & ramored project of = suburban _railroed to start from Bome point just west of Lawndzle Station, on the Chicago, Barlington & Quincy Railroad, shd rus ning t! gh the south half of the Town of Cicero and into tho Town of Provso, to Maywood. Since the montion then mado but_ little has been heard of the profect until it came to the surface in the shape of application for & certificate of incorporation. 0 applications were filed & few days ogo ai tho samo timo in tho oftice of the Secrotary of State, ono for tho_incorporation of the Chicago & Sodthmestward Suburban Tailroad Company, and tho other for the incorporation of the Chica- go Westward Suburban Railroad Com- pany. As near 88 we can leamn, the projectors of theso two suburban railroads bave mado arrangements with tho Chicago & LaSalle Railread Company for the nse of their right tobuild a track from the presont Pittsburgh & Fort Wayno depot on 3ladison streef sonth to the Chicago, Burlington & Quincy Railroad, ane thenco west parallel with the latter road to thé city limite, From thence the routes of thh projected suburban roads diverge; the north one of the two corresponding nearly with tho line talked of last summer through the Town of Cicoro to Maywood, We understand the plan i to secure the means, either in money, mortgages or land, from property-ownars along any line whero the most of fhese - may Lo offered between tho points men- tioned. Tho lsmwu of the schemo being carried out will of course depend entirely npon tho property-owners themselves. The owners of land in the Tovm of Cicero havo mever ehown much enterprise in roeking their property acces- gibla from the city, aud this is the reason that land in that direction is worth only about one- balf as much as Jand the eame distance north or south from the business centre of the city. The onlyimprovemeats worthy of mentionever under- taken in tho wido expanseof prairio west of the preeent city limits, are tho Eivarsido Boulo and yrofected improvement of the weatward ox tension of Madizon street to tho DesPlaings Riv- cr. The former of these two was completed, snd, votwithstanding . the unfsvorzblo result of tho Biversids speculation, the improvementa it the Boulevard, and slso in the Town of Biverside itecif. are Dermanent and Davo added materiallyto tho value of adjoining property. Tho improvement of the western ox- tension of Madison street will undonbtedly do as much for the .property adjoining ita !{no. The oxpenso of gotting tho contemplated rail- road through the city from tho city limits to Madison street bridgo would undoubtedly be- very great; but for all that part of tho lino ontside the limits the cost wonld be 80 small, oompared to tho appreciation in tha value of the - property that would arise from it, that the land owners could well afford to build the road and donate it to any company that wonld furnish tha means of geting, from tho city limits to tho Madison street bridge. THE NEW CLIFTON-HOUSE. Wo have beon shown by Colonel Jenkins the Pplans forthe naw Clifton House, whick has now rosched the fourth story. Tha hotel, six fall stories in height, occapies the northwest corner: of Wabash avenuo and Monroe street, 80 fect on* tho former by 173 on the latter, to o 20-feet. alloy in the rear. An open court in the heart of- tho building, 30 feot by 70, farnishes light and air to the infier rooms of tho five stories abovo tha lower floor, and through a glasa roof to tho main office below. Tho basement contains tho barber-shop, billiard-hall, 50x70; tha rost of the spaco devoted to working deparfment and servants’ dining- room of the houso; a concrete floor ihronghout ; all tho walls of brick ; ironiug and laandry rooms practically fire-proof. The main floor showa the main enfrance fromx Monroe street, Ladics' entranco adjoining. A private guests’ entrance on Wabash avenue. The office s 36 by 70.. Opening upon this office are tho - emoking . and rending room, With access to bath-room, ccat-rocra, closots, otc., etc., all om tho eamo floor and all admirably lighted. O this floor aro six elogant stores, o largest on the corner of Monroe strect and Wabash avenuo, 3% . x56. The telegraph and general tickot office is ‘ou Monros street next the ladics’ entrance. Thay Ppaesenger elevator rises from the floor through all the stories of the building. + Tho second floor—tho wmain drgfring-rooms oc- cupy the corner of Wabash avenne and Monroe stroot, A corridor passes entirely round tho house. Thero are thirteen rooms for guests on this floor. The ining hall is at the east corner, 42x64 feet, 15 feot high, vith ample kitchen and ‘washing rooma in the rear. . Tho gonoral charactor of tho rooms is pro. served throughout tho third, for , B sixth stories, all being of good depth and width, and well supplied with gnth rooms connected with suites, besides public bath rooms. Thae exterior of tho house will Le striking aud hand- some, in pressed Lrick, with o five-column porti- <o on Mouroe streot, and s handsome balcony on Wabash avente, upon which open the drawing- room windows. Tho construction will bo pushed 28 fast a8 the weathor will pormit, and “Messrs. Jonkins & Holmes will open_tho house in May, to take the place of tho old Clifton, and a better one, correspondivg with tho development of the city. TIE NEW CTICACO DELMONICO.® This magnificent building, abont to be orected on Madison etrect, running aronnd and facing Clark_street, will bo, when fnished, the most superb building of its character in this city. I ill have a Trout of 50 feot on Madison Eereet, with a frontage of 25 fect 8 inches on Olark, ronning back to the alivy 125 feot ; four stories high, with basement, tho first story being 1S fect; gecond story, 16 feet; thind sory, 14 feets. and fourth story, 13 feet. It will be built of Duena Vista sandstons, a very fine, dense 8tous of agrecablo noutral tint, and which ha entered largely into reconstructed Chicago, Tho design isin the Italisn Renaiseanco style, boldly and Tichly treated. Tho contro portion on Madison nlrect is atrongly pronounced, having an ample Portico on the firat_story, giving access to the main room, and with & very commodions bal- cony over. ‘Tho windows aro besutifully sup- ported by coiumns, with richly-carved capitals, and tha various stories are marked by noat on- tablaturcs. On oither side of the' entrance to balecay are niches in which will bo placed bronze statues, the heads of the niche!bninfilcrmmnmd in shell-work. Tho angles of the building ers strongly rusticated, which will have the effect of - setting off thelrich stonework which théy in- close. This stonework will bave a12-feet retura upon tho allsy, on the west, which really makes the frontage 62 feot.
