Suburban Notes---The North Side--« The Bishop’s Tract, The Clark Strest Railway—Academyt of Sciences, Hotels, Etc,, Bte, ~ RN Summary of Travgpers for the' Woeek, —_— ‘There a7 not many special features to note enm‘zec‘.mn with real estate speculations this ‘Week. Thenotes of new enterprizes which fille om:ranl estato columns with news items lastd 8pring and summer are lacking now, becanse- Fha general stringency of money prevents thes inauguration of new enterprises and specula— tions in land and in building. Wa can think off half-a-dozen projects of this kind that have been! talked of but are not likely to be carried out, be « cause there seems to be no surplus money tof undertake new ventures. Many of the land; ‘proprietors who have been most prominent in} real estate speculations are obliged to concen< tmbe every dollar of their resources on the com~' Dlétion of néw business buildings; others, whaj havo been a little too greedy in their endeavor' to buy and control all ‘the land that adjoined theirs, find they must have something {kat is more immediatelyavailable just now thaoy outside lands to raise money on. *Whatever may, be the effect of this condition of affairs on’ suburban lands held for specalation, it is ap' parent that all the grand buildings that have! been started are bound to be completed in the' fullest degree contemplated. There is so much. money invested in them already that, evenif" those' who began them should com ‘to grief,! their creditors will be bound to advance thel money {6 complete them, The result will bet that, even if individuals suffer some loss, thecity at e will receive the benefit of the invest=, ment of an immense amount of capital that willt make its buainess quarter one of the finest iny the world. The indncements offered tot merchants in the way of magnificent| stores and the probability of lowrents fora yeari are & bonus offered to cgim to embark in trade | here, and will undoubtedly be the means of draw-- ing a large amount from &broad for that pur- pose. Owners of business property, of .course, : Zeel a little sore at the prospect of lowrents; b it it should be found that business rents are lower in 1873 than for some years previous, there can be no question that it will be the basis of = eater prosperity in Chicago trade, and be the orerunner of a greater advance in the value of real estate than ever been experienced here. - The full effect of over-building has al- ready been discounted in the anticipation for " some months past of low rents next, Jeas, and prices of Chicago business prop- erty have for some time past been down to the “hard pan.” From this there can be no resson- abls expectation of a change in any direction but an increase.of values. v SUBURBAN LANDS are not 8o readilysold a5 & month or two ago. This is partly due to the causes enumerated above, but is me; anly one of the incidents of this season of the year, when such speculative urchases usually fall off anyhow. ere are, owever, & good many important transactionsin - outaide lands yet at fair prices, ome of which vas completed by A H. L. Hil within & few _‘days the sale of 80 acres in the E 3¢ of the - B E 3 of Bection 19, Town 38 north range 14 East, being east of and adjoining South Lynne, Tor $50,000, nearly 3¢ cash, und 30 lots on Mils waukee avenue between Western avenue and Oskley strest for §16,500. We hear also of one o two other negotiations now pending for both urban lands and inside property to an aggres gate amonnt of about $200,000. - . THE PROPOSED NORTEWESTERN SHOPS. Considerablo interest is felt in what 193y be ¢ Brobablo chapge in the admin- istration of the Chicago & Northwestern Rail- road on the Emjm of building the great shops in Bection 10, & mile west of Ceniral Park. It was well understood that this project was, to & considerable extent, s land speculation vhich received Mfr. Tracy's encouragoment. The shops cannot be begun' until®next_spring, but if at the next election s new President is elected, and & new policy is adopted, it may in- terforo to some extent with the project. The . Northwestern roads are, however, getting to be 80 extensive that 8 conceniration of its repair work is getting to be & necessity, and, 2s no bet- ter spot can be selected t! that already taken, it seems that the chances are in favor of the _ gompletion of tho project as indorsed by Mr, Y- in SWAMP LOT EWINDLES. A month ago we referred to a land swindle in the subdivision of & lot of swamp land six miles west of Washington Heights, into lots 20 feet front by 80 feet deep, that were being sold to ig- norant laborers for $5 apiece, a~d againtos similar swindlo in swamp lots, five or six miles south of Bouth Chicago. e are glad to see ab last that ome party to this kind of swindling, one George W. Scott, has been arrested and taken before Judge Blodgett, of the United States District Court, to answer to an indictment by the Grand Jury, ing him with defrauding the Government. There are three counts sgainst Scott, each of ‘which is for the nnnflstmkling of deeds given for some of that ‘West Chicago Boulevard” property he has been giving away. NOBTH SIDE MATTERS. The movement for the extension southward of the Lake Shoredrive to Indians street is making go0d progrese, and right of way Lua been given, within the past week, by several parties. Tha list is nearly complete, and the great improvo- ment is secured. It will be finished next year, and placed in charge of the Lincoln Park Board, under park rules, which will insure the character of the drive for all time to come. The improvement for residence purposes of the Catholic Cemetery, some acres lying east of Dearborn stréet, south of Lincoln Park, is assured. Right of wayis to be given for Stata street, and the whole magnificent tract will be 1aid out and platted another year, aad put upan the market. Bishop Foley refused large speculative offers for this splendid property in bulk, and will control it for the best class of residence development in keeping with the quar- ter of the city to which it is to becomse 50 cone aiderable an addition. The proposition for the pavement of Cass street is being generelly resisted by property owners, who desire to maintain it a quiet resi~ dence street. The old familiar names of residents on the North Side are coming beck into the pages of the Directory and Tre TrmUNe carriers’ lists. Henry W. King has just entered into occupancy of . the completed portion of his costly residence on the corner of Bush and Huron streets, which, when finished, will xegresant a_valus of over forty thousand dollars. Julian H. Rumsey, Hon. John M. Douglss, Mre. J. 8. Reed, have within » short time entered into new resi- dences in this quarter. A. C. Hesing is build- ing at the corner of Cass and Huron streets twa beautifal brownstone, swell-front dwellings, with Corinthian porches, for himself and gon, to be ready for occupancy in May, when Mr. H. hopes to celebrate silver wugdmg in his new home. We hope he may observe his golden wedding on the same premises, Very many residences are &n-ojected and planned ; in numerous cases under contract for early spring work. - It is noticeable that in suf- ficiently numerous cases to assume a marked character to this quarter of the city, these North Bide homes will be detached structures on larga Iots, and the fire ordinances, to ssy nothing of the taste of owners, will dictate their permanent character. 3 The joists for the main floor of Bt. James’ Church have been laid, and the walls will rise next spring, for completion and occupancy be- fore Chrisfroas, The gables of the Fourth Presbyterisn Church, Bev. Mr. Bwing’s, are Dearly finished. THE CLARK STREE? RAILWAY. . Tho hlock on Clazk aizect, heiwean Washings
