Wendel, who died in Cail- fornia yesterday, leaving an estate, mostly realty, in this city, computed to be worth over $50,000,000—greater than any real estate holding in this city except that of the Astors—was a crusty bachelor, warm and generous of heart and with strongly marked peculiarities which were at once the joy and the despair of his friends and business acquaintances. Though he was eighty years old, | 1t was his practice until he was strick- en with paralysis, at the home \of his nephew, H. C. Holwedel, in Los Angeles, a month or more ago, to do all his own errands and make his own bargains. He had a little office at No. 176 Broadway. He had one or two assistants for strictly clerical work, and sixteen safes in which hé kept his mortgages and papers. There were a few desks at which his book- keepers stood or perched on higb stools. NO PHONE IN HIS OFFICE OR IN HIS HOME. There was never a telephone in the office or in his home at Thirty-ninth Street and Fifth Avenue. The motto of John Wendel—and that of the Wendel family by tradition of two hundred years—is inscribed on the wall opposite the entrance of the | stuffy little office. It is: “We Do | Not Sell Property.” Real estate brokers who wanted to lothers or for business improvement had good reason to know the sign meant what it sald. To the south of his Fifth Avénue home Mr. Wendel owned a vacant lot. many years ago, it has come to be enormously valuable. But to all offers for it Mr. Wendel replied: “Then where would the little dog have a safe place to play?” He re- ferred to a mutt of uncertain breed belonging to his sister of which he was very fond. The dog’e play- ground was worth nearly a million dollars. Condemnation proceedings and spe- cial acts of the Legislature were necessary to separate Mr. Wendel from real estate. He never cashed the check for $75,000 sent him in payment for the property. CARED NOTHING ABOUT IM- PROVEMENTS ON REAL ESTATE. As a landlord, Mr. Wendel was al- ways consistent with his ideal that real estate was to be bought for Itself. He cared nothing for improvement. The tax-payer one story buildings on the Broadway block south of the Met- ropolitan Opera House are a part of the estate. The rentals are low, but all improvements and changes were the burden of the tenant. He seldom raised rents on the re- newal of a lease, and never if the tenant made a plea that he could not afford the increase. At the expira- tion of a lease, Mr. Wendel appeared at the tenant's office himself, very much excited and flustered. He was in a storm until the renewal was signed, and always went away in broad good humor. He would not ac- cept the substitution of an attorney or subordinate. He must do business with the boss. Mr. Wendel made his way through bis tenements month after month col- lecting rents. He helped the poor and was lenient with them. But appeals for repairs fell on deafened ears, Nothing but an order from the Tene- ment House or Building Department would move him. Mr. Wendel would not lease prop- erty to any one who intended to use it for any sort of a place for enter- tainment (including moving picture | theatres), and he did not believe in} skyscrapers. He had a vague {dea that Satan might have an interest In the now fangled things, including the telephone.
