10 \ THE SAN FRANCISCO CALL, MONDAY, FEBRUARY 8, 1897. ——— e e BEAL ESTATE MARKET REVEW Copious Rains of the Week Interfere With Busi- ness. Volume of Trade in This City as Compared With Business in the East. A Few Important Sa'es of Downtown Property Reported During the Week The copious rains during the past week in- terfered considerably with the real esiate business. The volume ot trade in This branch of business, as well s in all other lines, had for the time being been very much circum- ecribed, yet few find fault, the people know- ing that the wealth and prosperity of the community depend in a very great degree upon & heavy rainfail at this sesson of the year. the hearts of the agriculturists and added vastly to the prospeciive wealth of the State, giving as it does essurance of abundant crops of grain and large returns from the fruit dis- triets. Confidence in real estate as security is un- shaken. Strong faith in land is & pronounced teature of the situation. Buyers may not be particularly numerous at the moment, but sellers from choice are equally few in number. The market is well cleaned up of compulsory offerings and this fact helps much to sustain the rather firm tone that prevails among the holding interest. Business men generally incline to tne belief that trade arteries wiil soon show incressed ectivity, when real estate matters will un- doubtedly come in for full share of any quicker movement that may deveiop as the &pring season approaches. The following, showing the condition of the real estate market in San Francisco, as com- ared with the Eastern cities, is taken from Khomas Magee's circular: “Dull as real estate has been here, and scarce as mouey has been, the one has not here been nearly as dull, nor the other as scarce they have been in Eastern cities. Even in w York and Chicago this has been true, while 1t has been muc more true generally of all the other Atlantic cities. ¥ * * In ordi- nary cities of the East real estate was so boomed and loaded with debt that it can now hardly begiven away. The worstexamples of this state of things are probably St. Paui, Min- neapolis and Denver. Of all tiie cities United States San Francisco was least boomed and least mortgaged, and has, in proportion to its population, most’ money on nand. There was plenty of booming and the robbery at- tendant upon 1t between 1887 and 1891, but +his skyrocketing was nearly all done 1n out- side properties of compsratively smail tota: value, and was perpetrate d only on smail buy- ers.”’ During the past week the property on the east line of Powell street, 85 feet south of Geary, having a frontage o 5216 feet by 77:6 in depth, was sold for $50,000 to M. A. Dorn. The four'story frame buiidgg at present on the land wiil be altered and stores will- be built on the ground flo Another piece of property in the same block and on the sxme side o the strcet, 103:6 ieet north of O'Farrell, with a frontage of 37:6 feetand a depth of 137:6, nas been sold to Emily M. Chabot for $37,500. The improve- ments on the land consist of a threestory building, which will be raised and a brick story addcd below, which wiil be used for business purposes. The property at the northeast Fourti and Minna strests has changed owners for the sum of $52.000. The lot is 50x70 feet, with improvements thereon consisting of a three-story brick bullding renting for $375 per monih. The selier is Mrs. H. Hampton and the purchaser J. Calegaris. Mrs. Pheve Hearst has purchased trom the Crooks estate & lot 20x80 feet on the northwest side of Stevenson street, east of Third, for the sum of $20,000. This strip will give a rear entrance fo the Nucleus building, which is being reconstructed. The 17:6x70 feet, with i the east side of Siockton street, 58:6 jeet north of Geary, hgs been purchased by G. Witieli irom the'estate of J. H. Madison for the sum of §17,000. REVIEW OF THE RECORDS.
