10 THE SAN FRANCISCO CALL, MONDAY, DECEMBER 14, 1896. AL ESTATE MARKET BEVIEW The Outlook in Realty Mat- ters Is Promising and Encouraging. Inquiry Developing More Gen- erally ard Trading Becoming More Positive. The Usual Midwinter Dullness Bids Fair to B: Less Marked This Year. Last week was a fairly good one for real estate business. wenerally and tradin positive character. Cir v multiplyiog that nelp 1n fostering prop- erty matters snd give additional interest to sociated with land operations. 1e midwinter dullness in real estate, which is usually first felt as the holidays approach, bids fair to be less marked this season. Much of t affairs must be accorded to the resl estate brokers, who are keeping up their usual quota of adver the § market. There is no more reliable or practi ex to the financial condition of any munity then the real estate aavertising col- umns of its daily newspapers. On the temper, encrgy and wisdom of the real estate brokers is dependent in agreat measure the prosperity of San Francisco. While her real estate men have always been ances are almost ind pushing and energetic they have never gone to | the extreme of wild speculation or attempted, by ereating prices not based on_actual value, to inaugnrate a boom which would prove more | a total state of | disastrous in the end than inertin. These are the men who have repre sented the City abroad and attracted popula tion to extend the boundaries of the City settlement. They are the men who have not worked alone, but have bent their energies to the upbnilding of San Francisco. spect their success is pronounced. In the per- centage of people who own their own homes San Franc sco leads mostof the large cities of the Union. The prosperity of the community lies in the prosperity of the common reople; and their prosperity is best indicated, not by high wrges and zood living necessarily, but by their ow ing homes. That person is truly prosperous who owns his house _and has sufficient income for a comfortable living. Whep a person has a steady occupation that brings him fai wages, 50 that he is enabed to rent a_com- fortable tenement, he soon discovers that a home of his own would be far preferable and cost no more: for nowadays any one can pu chase ahouse on such easy installments th renting is really the more onerous. That this realization has been felt by many is evinced by the great increase ofthe purchase of homes and the corresponding increase of vacant tene- ments. The_tendency toward home-building hasa stimulating effect on the real esiate market; it causes outside and other improved property to be subdivided and sold for homes, and the ownersof tenements have toimprove their properties to hold their tenants or sell to those wanting homes. rapid transit have had m ing this prosperity pos: large territory within easy reach of the busi- ness part of the City. During & few years past there has been a depression in the demand for homes, but that is now haupily pest.and homes are being built on every hand. Meas- ured by home-building the real estate market of San Fraricisco has decidediy a prosperous outlook, and brokers look forward to an ac- tive, steady market. REVIEW OF THE RECORDS.
