Matters in the Building Line Promise a Large Increase by Next Spring. Among the real estate agents there is a | growing conviction that their business is | tending upward, and the market has assumed a more satisfactory tone. And yetitcannotbe | conceded that the slight improvement is suffi- cient to induce owners to stiffen priges,be- cause the demand must be very mucli‘better | than it is now before values can be materially | affected. It is well to know, however, that the real esiate business shows signs of the ap- proach of prosperous times;: or, rather, tha the worst is past, and Sen Francisco is steadily, if slowly, improving. Many prop- erty-owners are obtaining loans on their possessions, ana en analysis of the applica- tions reveals the iact that the mortzagers are not compelled to borrow money, but, oun the | contrary, are seeking loans with which 10 im- prove their proper: " This is at least teken as an inaication of en- terprise, and one that promises a great deal. 1t toucnes slightly on the speculative. though lacking the essential qualities of speculation, | inasmuch as the land offered as security is re- | garded with ebsolute good faith as more than enough reason for expending money in im- proving it. In but few cities of the United States | are property values tixed, There is the specu- lative features of buving and selling vroperty which too often eitner leads the investor to | pay more than the property is worth from the | standpointof & business investment, or_to undervalue the property and make an offer that is constderably below what it actually | ought to seil for. Inone case he makes the investment on a prospective valuation thut the property will | attain at some time in the near future, and in the other instance he cobsiders the actual conditions as they may exist during some period of great depression, and places a value on the property which is {sh below the amount | represented by its actual imtrinsic worth. The general rule, however, thatinvestments in property are_safe, has been exemp'ified in san Francisco just as it has in every other prominent city of the United States, and the person who makes a judicioes investment in San Francisco property to-day will realize the same returns on this investment as the thousands of people who have already made fortunes out of San Francisco nealty. There is some properiy in San Franeisco that hes been sold on & speenlative basis; the large amount of property, however, included within the thickly settled part of the City may at this time be considered. as possessing a value that has ail the elements of stability. The desirable properiy of San Francisco has always formed & basis of eredat which has pre- vented anvthing like a crisisin the finances of the City. Itis probably a safe prediction that should the occasion require it—en issue that hes never been brought before the San Fran- cisco people—an_smount of money could be secured by ‘San Francisco’s wealthy property- owners that would carry this City safely | through five or six years of as greata depres- 1 siou as was experfenced in this country in | | | | | i | | i i | | | | de from San Francisco's assets in income- producing property, however. this City, us the financial center of the Pacific Coasi, has a fund set aside for a rainy day thot hus not | only carried San Francisco, but a large part of | the Pacific slove, through one of the most | disastrous panies the couniry ever witnessed. | €an Francisco’s representative baonks, with | one or two exceptions, have always been safely | managed, and these banks to-day are among | the strongest in_the country. H Itisno idle boast to say that in pointof | commereial sta ty San Francisco ranks with | any city of the United States. This fact is rec- ognized all over the Union as well as in every | financial center in Europe. Sen Francisco's | wealth wes won in legitimate tzade and man- | nfactures and, being based on the natural re- | sources of the couniry, grew in_proportion to the development of the agricultural and min- eral resources of the region jor which she was the mart. These agencies have contributed to | the building up of & substantisl ity of 350,- | 000 people, with the most extensive jobbing | trade, the leading manufactures and the Jargest shipping interests on the Pacific Coast. The averag Eastern man familiar with_the | methods of *‘boomed’ cities of the far West, | when he visits San Francisco, is usually sur- | prised when he finds here not only extensive commerce, but so many large financial institu- tions, business-houses and manufactories es- | tablished on an absolutely sound basis and ! conducting their affairs on sound business | priveiples, which more than one Western eity | could adopt with profit. PROSPECTS FOR BUILDING. A three-story buiiding to_cost $50,000 is to be erected on Post street, near Mason. Plans ara now being prepared by Architect Lyons. The suction advertised 1o be held by Easton, Eldridge & Co. on last Tuesday did not ta lace, on wccount of the threatening weather, ut will come off to-morrow at the firm’s sale: room, at 638 Market street, at noon, when a pumber of choice subdivisionsof improved ana unimproved property wiil be offered at public sale. H. Umbsen & Co. will sell at auction on mber 7, the property of the estate of Cyn- thian A. Jaquith, at_the northwest corner of Waller and Devisadero streets, comprising a lot 40x100 feet, with & two-story residence thereon of nine rooms and bath. Chenery street from Randall to Castro has been badiy damaged by the recent storm. The sewer has caved 1n, making a deep trench in several places. A contract has been let for the grading of Thirteentn ayenue from H street to I A sewer is shorily to be put in J strect from Eighth to Thirteenth avenue. Curbing is being laid along the line of H treet from Tenth to Twelfth avenue. The ale of the property at the southwest corner of I'street and Ninth avenue, 100x120 feet, has been reported, but the price has not yet been nde known. harles A. King and F. A. McNally have formed a partnership under tne name of real estate office at 630 Market street. Mr. King has for many years been prominently identified in the real estate business in this City and Mr, MeNally until recently was a member of the firm of Tobin & McNaily, real estate gents. For the purpose of formulating a pian to se- cure better pavements on a few of the down- town streets, the Merchants' Association has called a meeting of property-owners on_ Post street, from Montgomery to Stockton; Geary street, from Kearuy to Powell, end Stockton street. from Market to Sutter. The meeting will be held on Wednesday afternoon at 3 o'clfé:k, in the assembliy-room of the Mills bui Property-owners on Seventeenth street are again discussing the advisability of extending that thoroughiare from Uranus street west to the park, wnich will give the Mission district a direct outiet 10 Ashbury Heights and the park. The street is now blocked at Uranus street by a bluff some fifty feet in height. Several of the legislators have been inter- viewed by the property-owners in reference Lo the proposed extension, and there will prob- ably be a bill introduced at Sacramento at the next meeting authorizing the City to form an assessment aistrict to extend the street. There will be & meeting of the airectors and members of the Pacific Union Club this even- ing to ratify the purchase of the property st the northeast corner of Bush strect and Van Subscriptions for the bonds, amounting to $250,000, to pay for the lot and building are said to have been raised. The club’s lease of its present quarters at Post and Stockton streets will expire in about four months. but it is likely the rooms can be re- tained until the new home is completed. The action of the Supervisors in allowing cobblestones to be replaced with basalt blocks and bitumen, the City to stand half the ex- | pense end the property-owners the other half, should have the effect of better pavements on muny of the City’sstreets which are at pres- ent a disgrace. There will be 8 meeting next Thursday evening of property-owners and merchants along the line ot Filimore sireet, between Sut- ter and Washington, for the purpose of forming a permanent organization to be known as the Fillmore-streetj Improvement Club. The moving spirits in the formation of the clubare determined that Fillmore street. shall be onie of the most attractive and bril- liantly lighted thoroughfsres in the Western Addition. Tae time forpaying the first installment of taxes expires to-day 2t 6 P. 3.. and to-morrow 15 per cent will be added to the amount. On the 4th of next January the next instaliment wiil become due and payable, and if not paid by April 26 a penalty of 5 per cent will be added. If the first installment will become due and payable 5 per cent will be added to the previously imposed fine of 15 per cent. Allof the taxes may be paid atonce at the time of the first payment. Persons who have paid personal property taxes at the rate charged last vear will have the difference between tuls and last year's rate refunded to them. The Panhandie Improvement Club wiil hold its aunoal meeting 10-morrow evening at the Columbia Cyclery Hall on Page sireet near Stanyan. During the past year this club has done much toward advancing the interest of property matiers south of the Park and west of Baker street, ana to the untiring efforts of its president, C. D. Salfield, is due mucn of the progress made in lmprovements brought about by the club. To this gentleman the property-owners in the disirict heve much to be thankful for, and in recoguition for his ser- vices will probably so express themselves at 10-morrow’s meeting. The club has petitioned the Supervisors to have Haight and Page streets, from Baker to Stanyan, curbed, and also to have sidewalks 1aid. The club is anxious to have the unsightly fence which surrounds the railroad depotat St an and Haight sireets removed, and have cady petitioned the Board ol Supervisors to order it taken down. What the Programmes of the Theaters Announce to the Patrons for This Evening. To-night Wilton Lackeye and Marie Wain- wright are to make their appearance at the Baldwin in & new play called *Dr. Belgraff,” in which Lackaye will assume the titular It is & play In which hypnotism is an important factor ana science will cut quite a figure. At the Columbia the new attraction wiil be “The New South,” in which Joe Grismer and Pnwbe Davies, in the leading characters, witl give a picture of the South of to-day. These players are !upmned by a strong company and there will presented many realistic scenes. There is nothing so attractive as that which attracts, and as ‘‘The End of the Century” has proved most attractive at the Alcazar during | the past week it will be presented again to- night and every night during the week, & fine society drama. “The Midnight Alarm” that is to be put on at Morosco’s Opera house this evening is one that is replete with sensational situalions, such as will gladden the heart of the most captious lover of the meiodrama. There will be some very fine stage eifects. It is The management of the Tivoli Overa house will offer “The Little Duke” this evening, with #ll the improvements that have been added since Aimee first presented the opers in this city. Itis full of cnichy music and there are meny bits of good aciing. ‘There will be a rich bill at the Orpheum this evening. One of the attractions will not be the air ship, but another body of tne air, Langs- low, the shooting siar. Ellen Vetter, the mys- terious spiral globe artiste, is to appear, as is also Stuart, “the male Patii.” Arion and Pirri will appear in their wonder- ful periormance at the Chutes to-night.
